Kentucky Housing Corporation A portion of Kentucky Housing's funds are derived from the interest earned through the sale of tax-exempt mortgage revenue bonds.

As Kentucky’s Housing Finance Agency, KHC is a self-supporting, quasi-governmental entity whose mission is to invest in affordable housing solutions across the state. Kentucky Housing Corporation, created by the 1972 General Assembly, is a self-supporting, public corporation of the Commonwealth of Kentucky administratively attached to the Finance and Administration Cabinet. From these proceeds, Kentucky Housing has made homeownership possible for more than 76,000 Kentucky families. Kentucky Housing also operates through the receipt of fees for administering federal programs including rental assistance that makes safe, decent, affordable housing available to more than 27,000 low-income Kentuckians. Other programs additionally offered by Kentucky Housing include rental housing production financing, homeownership education/counseling and a variety of rental assistance, housing rehabilitation and home repair initiatives. Kentucky Housing works with many partners across the state, including lenders, government agencies, nonprofit housing providers, builders, real estate agents, community organizations and developers, to create affordable housing opportunities through an array of programs and services.

KHC’s new Shared Appreciation Mortgage (SAM) program offers up to 25% of a home’s purchase price or appraised value to help cover your down payment and closing costs in the form of a 0% interest, deferred payment second mortgage.

In exchange, the homebuyer agrees to share a percentage of the home’s future appreciation with KHC. When a homeowner sell the home, refinance, or reach a set maturity date, they'll repay the original loan amount plus an agreed-upon share of any increase in the home's value.

Factory-built homes offer faster construction timelines than traditional site-built housing, but their use in Kentucky's nonprofit housing development sector remains limited due in part to lack of available information on plans and pricing.

KHC has released an RFP inviting Kentucky modular and HUD Code manufactured home builders to submit floor plans, elevations, and pricing for a Standardized Modular and/or Manufactured Home Plan Book to be compiled by KHC. The Plan Book will serve as a pre-qualified catalog for nonprofits and housing agencies statewide, thus accelerating housing development.

The RFP is the first step in an initiative to replace outdated mobile homes across Kentucky for which the Corporation was recently awarded funding from HUD's Preservation and Reinvestment Initiative for Community Enhancement (PRICE).
