We hear some real estate agents say open houses are a waste of time.
And if an agent puts one sign in the front yard, sits at the kitchen table for three hours and hands out flyers...they might be right.
That's not how we do open houses.
For us, an open house is an opportunity to actively sell our client's home. We market it ahead of time, invite the neighbors, use extensive signage to attract attention and, most importantly, spend the entire open house talking with potential buyers and highlighting the features that make the home special.
Why do we believe open houses can still be an important part of selling a home?
šŸ  More people get through the door.
šŸ—£ļø We get several hours to actively sell the home's features in person.
šŸ”„ A busy open house creates real buyer competition and urgency.
And we've seen it work right here in New Lenox.
One of our recent open houses attracted 36 visitors and resulted in multiple offers. Another recent Wednesday evening open house brought 23 people through the door, along with nine private showings, before the sellers accepted an offer.
Were the open houses solely responsible? No. Selling a home successfully takes the entire package—pricing, preparation, professional marketing, videos, online exposure, showings, open houses and strong negotiation.
An open house is just one tool. But when you actually WORK that tool, it can be a powerful one.

A Buyer Can LOVE Your House… and Still Not Buy It šŸ”
When buyers walk through a home, they aren’t simply asking, ā€œDo we like this house?ā€
They’re really asking:
Do we like this house… at this price… in this market?
A buyer may love the kitchen, backyard and floor plan—but they’re also comparing the home to everything else they can buy. They’re considering the asking price, monthly payment, property taxes, condition, future expenses, mortgage rates and how much competition exists for homes like yours.
And that last part—the market—can change everything. When buyers have fewer choices, they may act quickly and compromise on certain features. Give those same buyers more homes to choose from, and they can become much more selective about price and condition.
That's why selling a home isn't simply about finding someone who loves it. The house, the price and the current market all have to come together.

That can be one of the most frustrating questions for a home seller.
You may have plenty of showings. Buyers compliment the kitchen. They love the backyard. They like the neighborhood. The feedback sounds positive—but no offers.
Sometimes, the problem isn’t the house.
It’s the value buyers see at that price.
Buyers are constantly comparing your home with other properties they can purchase. An older kitchen, dated bathroom or aging roof may not bother them at one price. But if your home is priced alongside properties that are more updated, those same things can suddenly become reasons to keep looking.
That’s why we tell sellers:
A home doesn’t have to be a bad house to be a bad value in a buyer’s eyes.

Buyers don’t just shop for a home price. They shop for a monthly payment.
A $450,000 home isn’t simply a $450,000 decision.
Today’s buyers are looking at the entire cost of owning the home: mortgage payment, property taxes, homeowners insurance, HOA fees and possibly PMI. They’re also thinking about what the home may cost them after they move in. Does it need a new roof soon? Is the furnace getting older? Will they want to remodel the kitchen?
That means two homes with nearly identical asking prices can look very different financially to a buyer.
Mortgage rates matter, too. As rates move, the monthly payment on the same-priced home changes. That can affect a buyer’s purchasing power and sometimes even how they perceive the value of a property.
This is important for sellers to understand because buyers aren't evaluating your asking price in a vacuum. They're asking themselves:
ā€œWhat will this home actually cost us every month—and is it worth it compared with our other choices?ā€
