As a Realestate Professional my job is to advise you on one of the biggest purchases of you life. In Realestate you make your money on the purchase not the sale❗️ What does that mean❓

*That means taking into an account if the community is thriving or declining. Buyers want to be near retail and restaurants, not to mention those things can play a factor in the local tax base.

*That means taking into account what the Property Taxes are. No matter how nice your home is, nothing will deter potential buyers more than high property taxes. (Unless the school system is Premier)

*That means taking into account if the community has a good school system regardless of if you have children or not. Buyers often make the school system the deciding factor over how many bathrooms the property has.

*That means making sure you pick a two car garage over a one car garage even if you only have one vehicle. Buyers often consider will one of our vehicles have to sit outside, or more importantly will one of us have to get up and move their vehicle every time the other leaves home? (Irritating)

*That means identifying how you can force appreciation of the property via the addition of an additional bedroom, bathroom, or finishing a basement. These are things that done over time can increase the value of the property.
While your home needs to be comfortable and affordable your home is an Investment!
