🏡 Buying with an FHA loan? Your credit score can make a big difference.

A 580+ credit score may qualify you for 3.5% down, while a score below 580 generally requires 10% down.

For example, on a $400,000 home:
✔️ 3.5% down = $14,000
✔️ 10% down = $40,000

That’s a $26,000 difference before closing costs.

If your score is below 580, don’t assume homeownership is out of reach. With the right strategy—reviewing your credit, working with a lender early, and exploring your financing options—you may be able to improve your position and reduce your upfront costs.

A good starting process is:

* Clarify your reason for selling
* Are you upgrading, downsizing, relocating, or cashing out equity?
* Do you have a target timeline?

* Research your home’s value
* Look at recent comparable sales (“comps”) in your neighborhood.
* Request a comparative market analysis (CMA) from a local real estate agent.
* Consider whether market conditions favor sellers or buyers.

* Evaluate your finances
* Find out your remaining mortgage balance.
* Estimate selling costs, such as agent commissions, attorney fees (if applicable), transfer taxes, closing costs, and repairs.
* Calculate how much equity you may walk away with.

* Prepare the property
* Address deferred maintenance.
* Declutter and deep clean.
* Consider staging or minor cosmetic improvements that may increase buyer appeal.
