This environment that we are in hasn’t made it easy for the first time homebuyer. Competing non stop with multiple offers and dealing with very low inventory has made it difficult. Which is why I couldn’t be more happy for my Belmont friends! We are officially under contract on this beautiful home on 3 acres. When you want something, you need to fight hard to get it and take risks. I can’t be a bigger advocate for encouraging people to own a home and some may think they can’t, but you can!

In this world of low inventory many future home buyers are looking to new construction builds as their solution. But where do you start?

If you own your own home there are two options that I personally think works best if you do not have the option of paying in cash.

Option 1 - Knock Home Swap - if you have at least 20% equity in your house 🏠 and it’s in good condition, this program allows you to stay in your existing home while starting on your new one. Two catches is that you need to go through their financing program and there is a 1.25% fee.

Option 2 - Find Temporary Housing - This option might seem tough but it is the most flexible and affordable. Most new constructions take about 8 to 12 months which equals about the same as a 9 to 1 year lease on an apartment. This allows you to secure a loan and makes the process less complicated.

Further advice- It will not cost you anything to hire a realtor. Many might not know but it is actually the seller that pays the commission on real estate deals. New construction 🚧 companies can be notorious for overcharging on upgrades, cutting corners, and no fully explaining contracts that you are signing. Having a realtor on your side will only make your experience easier and less stressful.
