Some closings are exciting. Some are bittersweet. This one was definitely the latter.

Back in 2017, I helped Dave and Anne move from Minnesota to Tennessee and purchase this home. Today, nine years later, I helped them sell it as they make the move back to Minnesota to be closer to family.

A lot of life can happen between buying a home and eventually selling it. Plans change. Priorities change. And sometimes the place you need to call home changes too.

That’s something I think we can lose sight of in real estate. Houses matter, but the reasons behind the moves matter a whole lot more.

I’m grateful they trusted me on both ends of this chapter.

I’ve lived around Nashville long enough to know there are a few things you just don’t say around here.

You can complain about the traffic. You can complain about the construction. You can even complain about the weather changing 14 times before lunch.

But call it NashVegas one more time and we might have a problem.

And don’t even get me started on the people who think you can get from Brentwood to downtown Nashville in 15 minutes during rush hour. Bless your heart. 😂

So…I accidentally stopped posting on Instagram. 😂

August 12th was my last real post. At first I was busy. Then I realized I honestly just didn’t feel like posting anymore.

I was burned out on constantly thinking about what to post, what to film, what the hook should be, whether I needed a Reel, a carousel, a story…all of it.

So I just stopped.

And apparently when you stop worrying about documenting everything, you have a lot more time to actually enjoy it. 😂

There was baseball. Family time. A little traveling. A new tattoo. Real estate still happened. Life definitely still happened.

And honestly? The break was really damn refreshing.

But I finally feel like sharing again. Maybe a little differently this time and definitely without making Instagram another full-time job.

After 10+ years of doing this, I’ve noticed something about the clients who seem to have the best experience buying or selling a home. They trust me enough to tell me the truth.

And I don’t just mean their budget and how many bedrooms they want. I mean the real stuff. What they’re nervous about, what they absolutely refuse to compromise on, the thing they really want but think sounds ridiculous, or even, “JD, I have no clue what the hell we’re doing.” Good. Tell me all of it.

Because the more I understand what actually matters to you and your family, the better I can do my job. Sometimes that means telling you to go for it. Sometimes it means telling you to walk away. And sometimes it means telling you that the house you swear is “the one” probably isn’t.

You don’t need to know every answer or have everything figured out before we start. That’s kind of the point of having me there.
