December 2024 Residential and Commercial Market Update! GOOD AND BAD NEWS. Thanks to Carly Radzimanowski for the commercial RE article links. This is a little longer than my usual post so buckle up!

Nashville vacancy rates are in line and healthy. Nashville has many different industries competing for talent.

The New York Federal Reserve published a research paper that there is a "maturity wall" of commercial real estate loans coming due. Lenders have "extended and pretended" the loans because they are impaired (toxic). Keep an eye on this. This is a nationwide problem. My prediction - there will be a regional bank bailout to help with the bad loans.

They are predicting an impending "lot crisis" where there are not enough lots to build on. This is likely increase prices in the long run and make entry level housing difficult to purchase.
