December 2024 Residential and Commercial Market Update! GOOD AND BAD NEWS. Thanks to Carly Radzimanowski for the commercial RE article links. This is a little longer than my usual post so buckle up!

https://www.yardimatrix.com/blog/nashville-multifamily-market-report/ Multi family - thousands of new apartments are still being delivered over the next couple years. This will keep rent prices from rising till the new supply is absorbed by demand.

Nashville vacancy rates are in line and healthy. Nashville has many different industries competing for talent.

There are many like this. Taking a one story block building and making is 7 stories. Increasing density is good for Nashville's growth.

The New York Federal Reserve published a research paper that there is a "maturity wall" of commercial real estate loans coming due. Lenders have "extended and pretended" the loans because they are impaired (toxic). Keep an eye on this. This is a nationwide problem. My prediction - there will be a regional bank bailout to help with the bad loans.

They are predicting an impending "lot crisis" where there are not enough lots to build on. This is likely increase prices in the long run and make entry level housing difficult to purchase.

https://go.realtracs.com/1OpRh0v This last link is the month of supply for Nashville. We are almost to 6 months of supply making Nashville a balanced market for buyers and sellers. It's likely we will see more than six months of supply soon tilting toward a buyer's market. Prices remain stable!

Arrington, TN made the most expensive zip codes by median price. Only TN zip in the top 500. Arrington landed at #500! I looked through the entire list! Tons of California cities. People will keep migrating here.
