Cash offers aren't automatically the safest choice. ๐ฐ
Sellers often assume a cash offer is a sure thing โ no financing to fall through, nothing to worry about. ๐
That's not always true.
Some cash buyers still include an inspection contingency. They can still walk away from the deal just like a financed buyer would. ๐ช
Cash removes ONE risk: the mortgage approval. It doesn't remove EVERY risk. ๐
The terms of the offer matter just as much as how it's funded. A cash offer with a 10-day inspection contingency and a right to walk is riskier for the seller than a financed offer with no contingencies and a strong pre-approval. ๐ค
Don't assume cash means certainty. Read the actual contingencies before you decide which offer is really the safest.
