And I think that's a big part of what makes this area so special.

You can spend the morning walking past historic storefronts on Main Street, drive by horse farms that have been part of the landscape for generations, and end up on a quiet country road where it feels like time has barely moved.

Williamson County isn't slowing down anytime soon.

Since 2020, the county has added 24,335 residents, and Franklin is seeing some major developments that reflect just how much this area continues to grow.

A boutique hotel planned at The Factory, a $165 million mixed-use district, and a sprawling new municipal complex are just a few of the projects reshaping Franklin.

And it's not just residential growth. We're seeing more investment in hospitality, commercial spaces, infrastructure, and amenities that will continue changing what this area looks like over the next decade.

Franklin and Brentwood have long been two of the most desirable communities in Middle Tennessee, and with this level of investment, I don't see that changing anytime soon.

Of course, more growth also means more conversations about traffic, infrastructure, housing availability, and preserving the character that makes Williamson County special.

Fall is here, and the Nashville real estate market is giving buyers and sellers a lot to think about 🍂

October is typically a time when things start slowing down, but that doesn't mean opportunities disappear. In fact, some of the best decisions are made when everyone else starts waiting until spring.

Across Nashville and Williamson County, we're seeing a market where pricing, presentation, and location matter more than ever.

Here's my advice heading into the final months of 2026.

For sellers: Don't assume your home is worth what your neighbor sold for six months ago. Buyers are comparing everything, and homes that are priced too aggressively can sit while competing properties get attention. Great photography, proper staging, and a realistic asking price can make a significant difference.

For buyers: Don't overlook a home just because it's been on the market for a while. Longer days on market can create opportunities to negotiate on price, closing costs, or even a mortgage rate buydown. Just remember, the best homes in desirable locations can still attract competition.

And whether you're looking in Brentwood, Franklin, Green Hills, or Nashville, don't assume every neighborhood is experiencing the same market.

My biggest advice? Make decisions based on what's happening in your specific price range and neighborhood, not the national headlines.

Franklin continues to attract attention, and this latest land purchase is worth watching.

According to the Nashville Business Journal, Brentwood-based Trace Construction recently purchased nearly 60 acres in Franklin.

That's a significant amount of land changing hands in one of Middle Tennessee's most desirable markets.

Now, we don't know exactly what's planned for the property yet, and details about development approvals or construction timelines haven't been released.

But here's why I think this is interesting.

Franklin has seen tremendous growth over the years, and large land purchases like this raise questions about what the next chapter of development could look like.

Will we see more custom homes? Larger estate properties? Something entirely different?

That remains to be seen.

What I do know is that land, location, and future development all play a major role in the long-term real estate picture in Williamson County.

Some stories deserve to be seen, heard, and shared.

This Saturday (October 17th) from 2–4 PM, my cousin, Monique Stauder, an award-winning photographer, will be at The Raven Book Lounge for a special Q&A about her photography and the incredible journey behind her book.

She spent an entire year traveling along the equator, documenting everyday life, people, and cultures through her lens. Her photographs tell stories from parts of the world most of us will never experience firsthand.

I'm excited to share her work and support a local bookstore that means so much to our community.

I'm also currently helping The Raven navigate its next chapter as it searches for a new commercial space. It's a good reminder that commercial real estate isn't just about finding a building. It's about helping local businesses find the right place to continue doing what they love.
