Williamson County, TN — residential single family, July 2026:

Median sale price — $1,135,000, up 15% year over year
Average days on market (closed) — 28, down from 30
Closings — 411, down 3% year over year
Homes on the market — 2,358, up 8% year over year

One honest note on that 15%. The average list price of what’s currently active only moved 2% year over year. So the median jumping to $1,135,000 is mostly a shift in what sold — more homes at the top of the market closed this July than last July. It is not 15% of appreciation landing on every house in the county.

The cleaner story is the other three numbers together: there are more homes for sale, slightly fewer of them are selling, and the ones that do sell are moving two days faster than a year ago. That is a market where well-priced homes still go quickly and overpriced ones sit.

Last month I posted closings up 10%. This month they’re down 3%. Both came from the same report — that’s what one month of real data looks like.
