Read this article and thought I would share it. I've had a few buyers this year that I just started working with that didn't understand a lot of this information. I realized that some of them are getting confused by the New Home Buyer plan (THD loan), as it's a $0 down type of loan. I had to explain to them that this only means they don't have to put a down payment on the home, but they still have to pay closing costs.

I am sure all of your home decor is absolutely beautiful, but potential buyers like to envision their belongings in a space. So, decluttering and moving furniture out is a great place to start when readying your home for sale. Let's talk about what other steps you should take, like hiring me as your agent. 😉 And don't forget the clutter on your kitchen and master bath counter tops.

There are a lot of things you'll need to know when buying a home, but you don't need to figure everything out on your own! I'm an expert in my field and I'm ready to help you and answer any questions you may have along the way. I've spoken to a few buyers recently that weren't considering all of this. Even though they spoke to a lender and qualified for a low, or even zero down, loan they didn't realize there would be additional closing costs to consider.
Right now I would even add additional costs for over list price offers that don't appraise and/or minor repair costs that you overlook to "win" the offer. *never buy a home w/o an inspection. Also be aware of foundation concerns as well as health and safety issues.*

Click on the image to read the full article! Take this in stride, I don't believe that there is truly a slowdown. It's more of a "the madness is over" kind of thing. When we see inventory catch up some, the pricing market will stabilize. I don't believe that we will truly see a slower selling market until interest rates rise. The other thing to keep in mind with this report when looking at some of the numbers, especially for the year over year, is that some states were still closed at this time so there wasn't as much selling going on. By this time last year in Nashville home sales seemed back to normal, so our numbers will be lower.
