The biggest radiology practice in America spent a year and a half with no headquarters. Anywhere. On earth. 🏒 Radiology Partners walked away from its El Segundo offices in July 2025 and just ran distributed, which is the thing every company said it would do in 2021 and almost nobody actually did.

Now they've dropped $5.4 million on a sixth floor at Nashville Yards, moving in February 2027 next to CAA, Amazon Music, and L-Acoustics. Eighteen months of a blank line on the form, and the answer was here. πŸ“

Nashville's SiteVue AI closed a $7.5 million seed round to put AI cameras on production lines across manufacturing, food processing, and construction. πŸ“Έ Hardware built here, models trained here, watching in real time for defects, bottlenecks, and mispacks. Also for labor time, labor movement, injuries, and whether you're wearing your safety glasses.

The pitch is aimed squarely at the people who sign the checks: 3%+ margin growth inside three months, up to 90% fewer safety incidents, ROI as high as 10x. Every one of those numbers comes from the company, and every one measures the plant rather than the person standing in it. Twelve and a half million Americans work these floors. Somebody should probably ask them. πŸ‘€

One of the things Eric says often is that commercial real estate is about much more than finding a building.

It is about understanding where a business is today, where it wants to go, and finding a space that supports that journey.

That mindset is what Covalent Properties is built on: asking the right questions, thinking ahead, and helping clients make decisions with confidence.

What's one factor you think is just as important as square footage when choosing a space?

Lipscomb University landed one of five inaugural grants from the Nashville Innovation Alliance's Tech Studio, and it's aimed squarely at the busiest four blocks in Tennessee. 🎸 The project pairs Lipscomb with NDOT to turn existing LiDAR and traffic data into real-time and predictive pedestrian safety insight between 1st and 5th.

Somewhere in that dataset is the exact moment a pedal tavern, a bar crawl, and a rideshare pickup all try to occupy the same intersection. Soon we'll have the numbers on it. πŸ“Š

Vanderbilt's plan to turn 43 acres of Midtown parking lots into an innovation neighborhood cleared its second Metro Council reading, and now everybody's arguing about altitude before the September 1 final vote. πŸ—οΈ Neighbors have nicknamed it "the VULCH" and want the tallest tower cut from 475 feet to 375, plus total buildout trimmed from 6.1 million square feet to 5 million.

Supporters point out the existing zoning already allows a comparable amount of development, just without the green space, traffic studies, and community advisory process attached. So the real question isn't whether something big goes there. It's who gets a say in what it looks like. πŸ‘€

Commercial real estate is full of misconceptions.

From "we'll just renovate it later" to "every commercial space can become a lab," some of the most common assumptions can lead to expensive decisions.

In this reel, Eric breaks down a few of the biggest myths he hears and shares what business owners should really know before choosing their next space.

The more you understand upfront, the better positioned you'll be to make a decision that supports your business for years to come.

Every industry has its horror movies... πŸ‘»

These are a few of the ones we hope our clients never have to star in.

Fortunately, a little planning can keep most of these stories from becoming reality.

Metro Council unanimously wrote Davidson County's first data center rulebook and slammed the brakes on new permits until December. ⏸️ Anything over 500,000 square feet is now a nonstarter.

The plot twist: the projects already in motion never asked permission. One is finishing up on Brick Church Pike across from a middle school, and another closed a $23M land deal days before the vote. Rules move at the speed of government. Concrete does not.

Jensen Huang and his wife, Lori, are putting $75M behind a new college of art, architecture and design anchoring Vanderbilt's San Francisco campus. 🎨 A student could earn a Vandy degree without ever laying eyes on West End.

Chancellor Diermeier's pitch: universities need a portfolio of locations the way corporations do. Nashville stays the hub. New York, West Palm Beach, Chattanooga and now San Francisco are the spokes.

Amazon is reportedly handing back the 100,000-square-foot WeWork sublease it's been camping in on Church Street. πŸ“¦ The temporary address did its job.

The permanent one is open for business: a full floor of the new CAA Creative Office Building for Amazon Music, terrace and all, plus interior work rolling at the 24-story Tower II. Fifteen metro facilities and a 5,000-job downtown target later, Amazon is finished renting month to month.
