10 stories. 200,000+ square feet. Breaking ground this summer. 🏛️🔬

Vanderbilt has picked DLR Group to design Stevenson Center 6 — a brand new interdisciplinary research facility planting itself right at the intersection of Central Campus and the Historic Core. Arts and Science, Engineering, and Medicine Basic Sciences all under one roof, surrounded by flexible labs, collaborative spaces on every floor, and a glazed facade looking out over the arboretum. Completion targeted for 2028.

Vanderbilt loves talking about "radical collaboration." This time, they're pouring the concrete to prove it. 🎓

🚗🤖 Nashville's robot cars are here. Not everybody's happy about it.

Waymo's rollout is officially underway in Music City — and the backlash is right on schedule. Transit advocates are pointing out the uncomfortable truth: autonomous pods don't reduce cars on the road, they add them. Rideshare drivers are watching their career's expiration date cruise past in a Jaguar I-PACE. And the mayor? Essentially powerless — a 2017 state law stripped local governments of any ability to regulate autonomous vehicles, leaving Mayor O'Connell to set the bar at "mostly harmless, no one dies." 😬

The tech is rolling. The public trust isn't quite there yet.

$4 billion to Tennessee's GDP. 25,000 direct jobs. And that's just 2023. 📦💰

Amazon has poured tens of billions into Tennessee since 2010 — fulfillment centers, a downtown Nashville Operations Center of Excellence, and a growing cloud infrastructure footprint — making it one of the most consequential corporate relationships the state has ever developed. With $200B+ in AI capex planned nationally for 2026, Tennessee's role as a key node in that investment thesis isn't shrinking anytime soon.

Quietly massive is still massive. 💪

60 data centers. 10 markets. And Nashville is running the table with 25 of them. 🏗️⚡

Tennessee's data center footprint is growing fast, with Meta, Google, Oracle, xAI, Lumen, and Flexential already in the mix — and the development pipeline only getting thicker. But growth comes with friction: electricity costs, water consumption, air quality concerns, and a new state bill that lets data centers self-power with limited regulatory oversight are all adding fuel to a debate that isn't going away anytime soon.

The infrastructure is being built. The questions about who pays for it are still wide open. 🤔

Tennessee looked at AI regulation, thought about it hard... and scheduled a study. 📋

What started as one of the more ambitious AI bills in the state legislature, one that would have placed real limits on companion chatbot behavior, got whittled down to a directive: have a state agency review the landscape and report back to the governor by January 31, 2027.

To be fair, watching and learning isn't always the wrong move. But AI isn't exactly waiting on Tennessee's timeline. The future has a way of arriving whether the study is done or not. ⏳

For businesses navigating what this means for their operations, the window to get ahead of the curve is right now — not 2027.

Big vision. Bigger zoning meeting. 🏗️

Vanderbilt's plan to transform 40 acres on the western edge of campus into a mixed-use innovation neighborhood — labs, housing, retail, corporate collaboration, all within walking distance of VUMC — is exactly the kind of bold move Nashville's future is asking for.
But it hit a familiar speed bump: the planning process. The Metro Planning Commission deferred it after neighbors pushed back on building heights, traffic, and community engagement. Councilmember Tom Cash isn't convinced yet either.

The vision is compelling. The path there still has a few zoning hearings left to survive. Nashville does its best work when the community and the institutions get in the room together — here's hoping this one gets there. 🤝
