I was able to attend the 2024 WCAR Education Summit. It was a great 2 days but Adorna Carrol was by far the best speaker, she was amazing! She did a great job addressing the challenges we are facing with the current changes in the real estate industry. Every agent should be required to sit through a class with her.

So some changes are happening in the real estate market. How will this affect buying and selling property. Like any process being clear, and transparent with clients can mitigate issues. The biggest change is how buyers agents are getting paid. And as much as I love my clients I would still like to be paid for the job I do.

Standard practice in TN has been that an agent negotiates with a seller for a percentage of the sale then the sellers agent offers a portion of that negotiated percentage to the Buyers agent. This helps attract buyers to properties as it helps with buyers costs.

As of Aug 17th this is no longer standard practice. Some agents will be paid this same way. Some agents will be paid directly by the sellers some by the buyers. While we as agents are working through the clearest way to deal with these issues bear with us and make sure you are having these open and honest conversations.

Happy pollinator week!

I was asked to do a segment for Fox17 this morning about honey bees. I'm hoping I'll be able to link something later. We're at the end of our honey flow for the year and many Beekeepers including myself will be harvesting and bottling honey over the next few weeks.

Reason to buy with higher interest rates

If you're waiting for rates to go down before you buy a home, do you think home prices will go up when they do? (HINT-You know they will) If prices do go up when rates go down, wouldn't you rather have a rate that can change with a refinance or a home price that only goes down the more you pay it down?

There is currently less competition in the market. Sellers are more willing to negotiate. And being able to refinance at a better rate for a home that they purchased at a lower price, in the future, is a win for buyers!

My last clients put in a lot of effort and were willing to listen to suggestions to get their house sold for top dollar. Our asking price was about $25,000 higher than surrounding homes. But the house was immaculate with some great updates. During the last two weeks before listing we decided the 2 bathroom floors had to be updated so since I'm experienced in tiling I jumped in and I was able to get it done.

The property sold for an additional 50,000 over asking price.
