Sweet Glenda was ready to get out of Downtown Nashville and down to a slower pace in Chapel Hill. We connected by referral. Thank you to my friend Candace for referring her to me!

We looked at 3 homes and she found the perfect fit on Vinnie Dell Drive. This home was so well maintained, had a good $75k in upgrades, but priced below market value. We scooped it up quick and navigated a lot of hurdles to get to the closing table, but Glenda hung in there with us.

2026 has been the year of dragging contracts across the finish line kicking and screaming, BUT NOT THIS ONE!

Linda came to me by referral from a past client recommending me to one of her relatives. She had some pretty amazing upgrades to her home, but it was in a community with 5 of the exact same floor plan currently for sale and days on market were stacking up. The strategy options were, price it based on her $35k in upgrades or price it just below the current listings so it stands out and sells fast.
Linda chose the latter for quick and painless.

She had a full price contract in less than a week, no repairs requested, appraised no problem and closed in 30 days.

Sometimes pricing below the comps isnā€™t an option for sellers with slim equity, but if you are able, this is how you sell in the Middle Tennessee market right now.

Your home is only worth what someoneā€™s willing to pay for it, as the old saying goes, and buyers arenā€™t willing to pay market value often because prices are still adjusting.
