The sweetest young couple have officially bought their first house last month and the instant equity they walked into is the most exciting part!

This home wasn’t properly prepared for the market, it needed a lot of cleaning, the paint was a mess, multiple doors had kitty cut outs and it smelled of cat inside.

Music to my ears! 😂🙋🏼‍♀️

We negotiated the price to allow for this couple to have the whole home painted, deep cleaned, backsplash added, new light fixtures and then we had the seller pay for the duct work and hvac to be cleaned and sanitized as well as paid for interior door replacements and they moved in a few weeks after closing to a whole new home than the one they bought!

They’ve shared a few photos of it now with me and it’s a completely different house in all the best ways!

Since we listed this home on June 9th, there has been 14 homes of the exact floor plan for sale in Chapel Hill. One thing I told the sellers was, we have to be the BEST condition out of all of them.

They understood the assignment!

That was our feedback from every showing that viewed it, it showed the best of all the others.

A full priced, all cash offer came in with one heck of a domino of sale of home contingencies attached to it that had to perfectly align to make this happen.

Smiley Rd just sold! 🙂

This is my second time listing this home on Smiley Road in Chapel Hill. This time it’s had some big improvements that were definitely desirable to buyers and getting multiple offers in this slower market proved that.

It’s been a good long while since we had an all out bidding war! 🪖💸

This property was priced to sell and sell fast. My buyer just so happened to be driving by right after the sign was placed so we had the jump on the rest of the population, but we still had to be competitive.

23 acres with two septic tanks in the ground in Chapel Hill and being listed in the $400s is unheard of! This is where unrelenting and constant communication came into play. Letting the listing agent get to know me and a little about my buyers because sometimes, it’s not always all about the money.

I think by the end of it, we had submitted 4 or 5 written and revised offers. Then, finally I got the call that my buyers had won!

The listing agent and sellers called the bidding war to an end, because his phone never stopped ringing and his email was still receiving offers until he dropped the status to under contract no longer showing in the MLS.

The most deserving of families is now planning their dream property. One that is perfect for their cows and deer stands. While they build their dream home, we will prep their current home for the market!
