Megan Myers Smith, Realtor Thank you for visiting my page! I am here to make your real estate experience successful. Your drea Real estate isn’t just about brokering property transactions.

It’s about guiding people through a significant financial and personal transition in their lives. As a professional REALTOR, I recognize and value the trust my clients place in me and I strive to exceed their expectations. I earn the respect of my clients by working tirelessly on their behalf and by always offering them candid advice. With a goal to make every client a client for life, I listen ca

refully to their needs, goals and dreams. Growing up in Williamson County, I have an extensive knowledge of the greater Nashville, Brentwood and Franklin areas. I’ve watched the market grow and change and, since 2016, I have helped countless families find and sell homes. My business has been built on their referrals. Because real estate is personal, my clients receive personal attention along with constant open communication. I am always just a call or text away. I also bring with me an integrated network of affiliated real estate service providers, contractors, home inspectors and mortgage representatives to deliver any assistance my clients need. I earned my Bachelors of Arts from the University of Tennessee in Knoxville and a Masters in Education from Trevecca University. From this foundation, I went on to earn my REALTOR’s license. Additionally, I carry designations as an Accredited Buyer’s Representative (ABR) and a Seller’s Representative Specialist (SRS) and hold certifications as a Leading Relocation Specialist (LRS) and Pricing Strategy Advisor (PSA). I am a member of the Williamson County Association of Realtors (WCAR), Tennessee Association of Realtors (TAR) and National Association of Realtors (NAR). I place a great importance on giving back to my community, and regularly volunteer my time and resources to Make A Wish, Habitat for Humanity, Ronald McDonald House and Second Harvest Food Bank. When I’m not delighting my clients, you can find me with my husband and daughter. We live in Franklin. We enjoy traveling, spending time with all of our Nashville family, and doing home renovation projects.

The questions most buyers think to ask: how old is the roof, what’s included, why are they selling.

The questions I’m asking the listing agent: very different.

Most of what determines whether a buyer wins a house — and at what price — happens before the offer is ever written.

A lot of it comes down to a friendly conversation that I’ll have with the listing agent.

Here’s what I might be asking…

Posting my favorite no-spend home upgrades until everyone stops sleeping on them.

These won’t show up on Pinterest. They’re not Instagram-pretty. But they will make you walk through your front door and feel different about the place you live.

Save this for the next free Sunday afternoon.

Did you really think I was going to teach that?

Look, I’m not going to pretend it’s impossible to sell a home without an agent. People do it. Some of them might even like it.

But the homes that sell for the most money, with the fewest surprises, in the timeline that actually works for you — almost never sell themselves.

A well-positioned home, the right pricing strategy, real marketing, and an agent who knows the market wins every time.

If you’re curious what your home would actually sell for in today’s market, DM me. I’ll pull comps and walk you through how I’d approach it — the pricing, the prep, the strategy — so you have a real read on your options. No pressure, no pitch. Just so you don’t have to figure it out alone.

Things every homeowner should know how to do.

Not because you should never call a professional (If you need one, I’ve got a guy!).

But at some point, on some weekend, something will break and knowing how to handle it for the first 30 minutes is the difference between a small problem and an emergency.

Save this post or send it to anyone closing on a house this summer.

A few unpopular opinions I have as your realtor…

The agent on the other side of the deal isn’t my opponent.
Some of my favorite people in this industry are the agents I’ve negotiated with. We’re working toward the same thing — a happy client — and the best deals I’ve closed are the ones where everyone played fair.

I don’t buy leads.
Almost every client I’ve worked with came from someone who knew me or trusted me. It’s not a slower way to build a business, it’s the only way I’m interested in.

I will tell you when I’m not the right agent for you.
I will tell you when the timing isn’t right. I will tell you your price is wrong. I’d rather lose a listing than win it by saying what you want to hear — because the agent who tells you only what you want to hear is the one you’ll fire in 60 days when nothing has sold.

I won’t rush you.
Not into a house. Not into selling. Not into a price reduction. My job is to advise you and then let you make the call. My job is to advise you, not to pressure you.

Many of my clients become friends (and many of my friends become clients!).
Some people will tell you business and personal shouldn’t mix. But real estate IS personal. You’re trusting me with the biggest financial decision of your life, the place you’ll wake up every day, the address your kids will grow up at. Of course it’s personal. It should be.

The fact that I’m still in touch with people I helped buy their first house ten years ago isn’t an accident. It’s the whole point.

Most brokerages these don’t negotiate both the buyers and sellers agent fees up front- just the listing fee. The buyers agent can ask for their fee in an offer and that number is negotiable just as anything in a contract. In a market like we have now, l’d recommend having an open mind about paying the buyer agent fee out of the proceeds because it helps open your home up to more views. Not all buyers can pay their downpayment and their agent fee. Got questions? I’ve got answers!
