Things I Wish Every Homeowner Knew 🏡

Why you should prepare before you are ready to sell. If you wait until you sell and the inspector finds the problems, it could cost much more to fix with a shorter deadline.

Thinking About Selling? Get Ready Before You’re Ready!

You may not be planning to put your home on the market for another 6 months—or even a year. That doesn’t mean it’s too early to start preparing.

In fact, getting a head start can save you time, money, and stress when you are finally ready to sell. ⏳

Start by taking a good look around your home and making a list:

Repair what’s broken – Loose railings, dripping faucets, damaged doors, cracked tiles, broken light fixtures, and other small problems can add up. Taking care of them a little at a time is much easier than tackling everything right before listing.

Spruce up the yard – Trim overgrown shrubs, remove dead plants or branches, clean up flower beds, and address bare or unhealthy areas of the lawn. You don’t need elaborate landscaping—just a neat, well-maintained exterior. 🌿

Check the roof – Look for missing or damaged shingles, signs of water intrusion, and stains on ceilings or in the attic. A small roof leak can become a much bigger—and more expensive—problem if ignored.

Look for plumbing leaks – Check under sinks, around toilets, near the water heater, and anywhere you see discoloration or moisture. Even a slow leak can lead to water damage, mold, or issues during a home inspection.

Start decluttering – You don’t have to do the whole house at once. One closet, cabinet, or room at a time can make a future move much more manageable. 📦

Is Zillow accurate? 🏡
Zillow can be a helpful starting point when you’re curious about your home’s value, but a Zestimate doesn’t always tell the whole story.

Online estimates rely heavily on available data and recent sales in the area. What they may not fully account for is what makes your home different.

Have you remodeled the kitchen? Updated the bathrooms? Replaced major systems? Does your home have a better lot, additional living space, or features that nearby homes don’t?

On the other hand, if neighboring homes have been extensively updated and yours has not, their sales prices may not be the best indication of your home’s current value either.

That’s where a professional market analysis makes a difference. 📊

A licensed real estate agent can look at your home, compare it with the most relevant recent sales, and make adjustments for condition, updates, location, features, and current market conditions.

An in-person visit is best, but photos and information about your home can also provide a good starting point.

And remember the market is constantly changing. A home valuation from six months ago may look very different today.

1. Clean Your Refrigerator Door Seals 🧼
Wipe down the rubber seals around your refrigerator and freezer doors. Dirt, food particles, and moisture can collect in the folds, leading to mold and deterioration. Keeping the seals clean helps them maintain a tight fit, which can also help your refrigerator run more efficiently.

2. Check Sinks and Drains for Slow Drainage 💧
Pay attention to sinks, tubs, and showers that seem to be draining more slowly than usual. A small buildup is much easier to address before it becomes a complete blockage—and potentially saves you from an unexpected plumbing bill.

3. Test Smoke Detectors – 🚨
