Before you buy in an HOA, you need to understand the CC&Rs (Covenants, Conditions, and Restrictions).

These rules can control more than most buyers realize—rentals like Airbnb, what you can park in your driveway, fence construction, and even exterior changes.

The problem is most buyers don’t review these restrictions before going under contract.

Once you close, you’re required to follow them.

It’s not the base price home.

Model homes are loaded with upgrades—flooring, cabinets, lighting, and design features that can add 10–20%+ to the price.

Most buyers go under contract before fully understanding what’s standard vs what’s an upgrade.

That’s where budgets get blown and surprises happen at the design center.
Before you sign anything, ask for a full list of upgrades and pricing so you know what it really costs to recreate that model home.

I think I’m officially done even looking at Airbnbs 😂

Every time I open one, it’s like:
“$129 a night!”
Nice…

THEN I click checkout: 🤯
$129 + $180 cleaning fee + $95 service fee + $40 “Remote Batteries” fee = $448

And THEN….

….and then you get the check-out instructions…that honestly feel more like the chore list that your mom would leave you. Remember those notes? She wouldn’t even sign it…no “Love Mom” or “Have a Nice Day”. It would end with something more along the lines of “this SH*T better be done or it’s your A$$!!!”

The list:
– Strip the beds
– Start the laundry
– Take out the trash
– Load the dishwasher
- Them gutters won’t clean themselves
– When you’re scrubbing the floors, remember uh big circle…always look eye”🥋😏

At this point, hotels are starting to feel like an all-inclusive resort:
Show up → sleep → leave → no chores → no guilt

Airbnb used to feel like a life hack.
Now it feels like I’m borrowing someone’s house and they don’t trust me 😂

• FHA: ~5.85% – 5.96%
• VA: ~5.65% – 5.73%
• USDA: ~5.78% – 5.85%
• Jumbo: ~6.19% – 6.30%

💡 What this means for YOU:
Rates are still sitting in the low-to-mid 6% range, but here’s what most buyers don’t realize…

➡️ Government-backed loans (FHA, VA, USDA) are still offering better opportunities for affordability
➡️ Waiting on rates alone could cost you more if home prices continue to rise
➡️ Strategy matters more than timing in today’s market

Builder incentives can actually hurt your appraisal.

If your home price with upgrades is $615K but the appraisal comes back at $595K, you could be $20K short.

Why? Builder incentives lower the adjusted sale prices.

This is why having a buyer’s agent who understands appraisals is critical.
They can run a CMA before you go under contract so you know how much you can safely spend on upgrades.
