A borrower may arrive with a rate screenshot or online payment estimate. That can be a useful starting point, but it is not a substitute for reviewing the actual loan terms.

A meaningful payment comparison should identify the loan amount, interest rate, APR, term, points, lender credits, taxes, insurance, mortgage insurance where applicable, HOA dues, and other relevant costs. The exact items depend on the transaction and loan structure.

The professional responsibility is to move the conversation from a headline number to a documented, scenario-specific analysis.

The internet can start the conversation. The actual loan terms have to finish it.

Don’t let a screenshot make the mortgage decision for you.

Before you automatically ask for $20,000 off the price… ask whether a seller credit should also be part of the conversation. 🏡

A price reduction and a seller credit can solve different problems.

A price reduction may lower the amount being financed.

A seller credit may help with eligible closing costs or an approved rate-buydown structure.

So which is better?

It depends.

Your loan program, property, cash position, applicable limits, and how long you expect to own the home can all change the math.

That’s why I wouldn’t choose based on the headline number alone.

Have your lender compare both scenarios using the actual numbers—purchase price, down payment, rate, term, points, taxes, insurance, and applicable limits.

Sometimes the $20K price reduction makes more sense.

Sometimes the seller credit does.

Run the math before you negotiate.

That number may not represent the complete cost of owning the home.

Depending on the property and loan, your monthly planning may also need to account for:

• Property taxes

• Homeowners insurance

• Mortgage insurance, if applicable

• HOA dues, if applicable

• Maintenance and utilities

Your upfront planning may also include the down payment, closing costs, prepaid items, and reserves.

The goal is not to qualify for the biggest payment a lender can approve. The goal is to understand the complete scenario and choose a payment that fits your actual life after closing.

Before you decide what you can afford, make sure you know what the home will actually cost you each month. 🏡

Unpopular mortgage opinion: 😂

Do the payment math before you bring the kids in to pick their bedrooms.

Before everyone mentally moves in, review:

• The complete estimated housing payment
• Property taxes + homeowners insurance
• Mortgage insurance + HOA dues, when applicable
• Down payment, closing costs, prepaid items + cash to close
• Savings and reserves you want to keep after closing
• Recurring expenses like transportation, childcare, groceries + other obligations

Blunt truth: the approval maximum is not a dare.

You can qualify for a payment and still decide that a lower payment gives your household more breathing room.

That’s not failure.

That’s planning.

Get the numbers clear before the kids start dividing up the bedrooms. 😂🏡

The Fed made a move this week and I know buyers and Realtors are asking the same question: what does this mean for mortgage rates?

Here is the biggest misconception worth clearing up. When the Fed changes rates mortgage rates do not automatically move by the same amount. Conventional mortgage rates are influenced more by long-term market factors including inflation expectations and the bond market. They are related but they are not the same thing.

The positive takeaway is that the Fed's actions are designed to create more economic stability and help bring inflation under control. If investors gain more confidence that inflation is improving that creates a healthier environment for mortgage rates to improve over time.

For buyers this is a good reminder that the goal is not to wait for the perfect market moment. The right strategy is understanding your options, negotiating wisely, and making a decision based on your personal goals.

For Realtors this is a great opportunity to educate your clients, cut through the noise, and be the trusted advisor they need when headlines create uncertainty. The agents who bring clarity and confidence right now are the ones building stronger relationships and growing their business long term.

Unpopular mortgage opinion: you may not need 20% down.

On a $400,000 home:

• 20% down = $80,000

• 5% down = $20,000

• Difference in cash preserved = $60,000

But the 5% scenario also creates a larger base loan and may involve a different payment, mortgage insurance, cash-to-close requirement, and reserve plan.

So do not ask only, “What is the smallest down payment I can use?” Ask:

What payment can I handle? How much cash do I need to close? What reserves will remain afterward? What does the complete loan scenario look like?

The best down payment is not the one that wins an argument online. It is the one that fits your verified scenario and long-term plan.

YOU GOT THE HOUSE!!! 🎉🏡

Before the decorating, Target runs, and “Where should the couch go?” conversations take over… handle these first.

Move-in week gets chaotic FAST, so here are 6 things I’d put at the top of the list:

🔑 Change the locks and reset any door or garage codes.

📶 Set up internet before move-in day. Future you will be thankful.

🚽 Swap the toilet seats. Cheap, easy, and honestly… it just feels better. 😂

🧳 Pack a first-night bag with toiletries, chargers, pajamas, toilet paper, clothes, and anything you don’t want buried in a box.

🔌 Double-check your appliances. Especially washer/dryer hookups, cords, and anything you’ll need before delivery day.

🍕 Plan your food. Grocery pickup, delivery, takeout… whatever keeps you from becoming hangry halfway through unpacking. 😂

Everything else can come together over time.

Your house does NOT have to be perfect on day one.

Save this for move-in day or send it to someone who just got the keys. 🔑🏡

It starts with numbers, documents, credit, income, underwriting, and a payment that has to make sense.

Then the house becomes the place where life happens:

The first morning coffee. ☕️
The dog’s favorite patch of sunlight. 🐶
The holiday traditions. 🎄
The growth marks on the doorframe.
The ordinary Tuesday nights that eventually become the memories you keep.

That is why the payment plan matters.
