Sheila has had quite the journey weathering search for the right home in especially hit neighborhoods and stayed steadfast in trusting that God would lead her ti the right place at the right time. And man! He did it. We outbid cash for the perfect cozy home almost next door to a childhood best friend and we saw doors swing open over and over again in this contract. December’s market stats ended 2021 strong with the number of homes sold and median home prices both up compared to last December. Inventory continues to be as low as ever which continues to drive prices up. The total number of homes sold in 2021 was up 5% compared to 2020.

What this means for sellers:
Prices are high and inventory is low, making this an ideal time to sell. Interest rates are beginning to rise and are projected to continue rising slowly throughout 2022, impacting buyer budgets. Especially if you’ve been considering selling your current home and buying something new, now is a really good window to make that move.

What this means for buyers:
Expert projections are indicating that both home prices and interest rate are going to increase throughout 2022, meaning that your budget will buy more now than later into the year. Interest rates are starting to trend up and are projected to continue to rise throughout 2022. This past week, we saw a 52-week high in rates (aka the highest rates we’ve seen in the past year).

What does that mean for buyers?
If you’ve been considering buying this year, I recommend getting in touch with a lender now to discuss what your loan options are and how your lender anticipates interest rates affecting your budget as the year progresses. While lenders can’t predict the future, they follow trends closely and can translate those trends to your real life budget.
*If you have a lease that goes through the middle/end of this year but you know you want to buy, shoot me a message and we can talk through creative options that may allow you to make a move earlier to capitalize on current rates.

What does this mean for sellers?
Interest rates can have a surprisingly significant impact on buyers’ budgets which can reduce the number of buyers who are able to offer what you want for your home, preventing offers from being quite as competitive.
