Realtor.com Ranks the Top Metros for New Construction in 2026
As someone who’s watched the Nashville market evolve firsthand, I find Realtor.com’s latest rankings on new construction especially insightful. Eight of the top ten U.S. metros for new homes are in the South, with Charleston leading the pack—where, impressively, new homes cost 12.2% less than existing ones. Southern cities are clearly offering builder-friendly conditions, affordable land, and thriving communities with major universities fueling growth. In my work across the greater Nashville area, I’ve seen how these trends open up exciting opportunities for buyers and investors alike. If you’re considering a move or investment in a fast-growing Southern market, understanding how new construction compares to existing homes is more important than ever. My focus is always on helping clients navigate these shifts with clarity and confidence, ensuring every decision is both informed and rewarding.

Nashville Offers Broad New-Home Supply
Nashville stands out for buyers looking for a wide selection of new homes. Right now, the median price for new construction is about $546,100, compared to $519,700 for existing properties—a difference of roughly $26,400 for the advantages of a brand-new build. What’s truly distinctive is that new construction accounts for nearly 30% of all listings here. That means more options and greater flexibility for buyers who want move-in ready homes or the latest features and finishes.

Homes are moving quickly: new listings spend a median of just 52 days on the market, which is among the fastest turnover rates in the country’s top ten markets—even as online interest lags the national average. Much of this new building is happening in suburbs like Gallatin and Mount Juliet, where many listings are tailored for professionals in health care and auto manufacturing. While climate risks, like flood and fire exposure, are slightly higher for new builds (by about 3%), Nashville still ranked fifth overall among leading markets.

As someone who’s had the privilege of helping buyers and sellers navigate Nashville’s ever-evolving real estate landscape for nearly a decade, I know how important it is to balance opportunity with peace of mind. My approach is always client-first, blending strategic insight with hands-on guidance to help you move forward confidently—whether you’re eyeing the newest builds or exploring established neighborhoods.

How Real Estate Investors Can Find High-Demand Markets By Looking Beyond Popular Locations
In my years guiding clients through Nashville’s dynamic real estate market, I’ve seen firsthand how some of the best opportunities emerge outside the obvious hotspots. Right now, many savvy investors are turning their attention to secondary and tertiary markets—areas where demand is quietly surging. By keeping a close eye on indicators like job growth, population shifts, debt levels, rent-to-income ratios, and municipal investment, it’s possible to pinpoint these rising stars before they hit everyone’s radar. For those looking to diversify and reduce risk, considering lifestyle factors alongside the numbers can be a game-changer, often leading to stronger cash flow and long-term growth. My goal is always to help clients spot these early opportunities, using a strategic, detail-driven approach to make each investment smooth, professional, and rewarding.
