—HAPPENING NOW —

Local home prices are stabilizing in some neighborhoods but still rising in many others.�
Inventory is substantially higher than this time last year (but still lower than pre-pandemic levels). Demand is stronger in Williamson County than most surrounding areas.
�And yes… multiple offers are still happening on the right homes. (Notice some homes selling fast while others sit and sit? There’s a reason.)

The words of here in Nashville yesterday were so refreshing, and one quote stuck with me:

👉 “The biggest mark of success is to make sure you’re not the last one to succeed.”

It’s SO true.

In Real Estate, and in life, success isn’t just about hitting milestones for ourselves. It’s about pulling others up with us. “The rising tide raises all ships.” Whether I’m connecting contacts for a business deal, raising money for school programs or helping a client find the perfect home in Franklin, when my friends, colleagues and clients succeed, I succeed.

For me, Real Estate has never just been about closing deals. It’s about opening doors (literally and figuratively) and helping others succeed in ways that ripple far beyond the transaction. It’s wealth-building, it’s security, it’s quality of life.

This current break for Buyers is HUGE!

In the past 4 months, the 30-year Fixed has dropped by almost a whole 1%.

Half of that dip has happened in the past 2 weeks.

This means.. On an average-priced Williamson County home ($1,330,000), this near 1% difference could be a GAME-CHANGER. Think possibly as much as a $700/month difference in mortgage payments, depending on all your variables.

On an average-priced Davidson County home ($734,000), it could be almost a $400 difference. Again, depending on all your variables.

THIS IS JUST IN THE PAST FOUR MONTHS!

Buyers — Get in before everyone else gets the memo. The early bird always gets the worm.

Sellers — Prepare for everyone else to get the memo.

As more Buyers realize the savings, and start talking about it, and acting on it, home prices will do anything but fall. PLUS — This interest rate dip was expected. But there’s no expectation to see another dip like this anytime soon.

The largest drop in one day during 2025!

M O R T G A G E R A T E S are back in the news with the lowest rates since last September. 👀

The amount of Buyers applying for mortgage has been on the rise year-to-year. This is REALLY going to fan the flames with increased applications not just for refinances, but for home purchases as well.

When you combine our seasonally low local home prices with the amount of homes on the market PLUS these lower interest rates — we are shaping up to have a really active Fall in Real Estate, pushing some MAJOR momentum into Spring Market 2026.

As rates go down, Buyer demand typically rises which increases prices. In this scenario, the early bird gets the worm.

If you’re thinking of Buying soon, this is a window that could open up some opportunity for you that we haven’t seen in a while. If you’re selling, hang in there! Your day could be right around the corner.

BONUS for our local market… The reason rates dropped today is due to a low national jobs report. HOWEVER — locally, our jobs status has actually gained strength.

Wow - What an insane market right now. 🤯 Crickets the first half of the year, but then Q3 is making up for allllllll of it! It reminds me so much of 2019, which ended up being a BOOMING year in my business, thanks to the last 2 quarters, which is unusual for Real Estate cycles. DISCLAIMER: Not every pocket in Nashville is offering flash deals. ⚡️ There could be homes right next to each other where one gets multiple offers and the other one sits with price reductions for months. I’ve become *really* good at knowing how to negotiate it.

Meanwhile.. Is this the best market for you? It depends. Not everyone will win… though there are some pretty big winners right now. For most people.. it all comes down to the numbers.
