Did you know that a pre-approval can strengthen a buyer’s offer? 🏡

A pre-approval isn’t a guarantee of a loan, but it does show sellers that a lender has already reviewed key financial information. In a competitive market, that extra level of confidence can make a difference with multiple offers are on the table.

Helping buyers get pre-approved before they start shopping is one of the best ways to set them up for a smoother transaction.

Can you move in right after closing?

In many cases, yes - but not always.

The timing of possession depends on the terms of your purchase agreement. While many buyers receive the keys after closing is complete, some transactions include a post-closing occupancy agreement that changes when the buyer can move in.

When in doubt, check your contract and ask your title company or real estate agent if you have questions.

A dry closing happens when all of the closing documents are signed, but the transaction isn’t finalized that same day. Funding and recording happen later, so ownership doesn’t officially transfer until those final steps are complete. While everyone hopes for a same-day closing, a dry closing is sometimes necessary to ensure every detail is handled correctly before the transaction is complete.

The Hale Title ladies took a little trip back to 1980… and apparently we packed the hairspray. 😂

But real estate looked a little different back then.

🏡 Median home price in Tennessee: $45,835
📈 Average 30-year fixed mortgage rate: 13.7%
😳 By the end of 1980, rates had climbed to over 16%

The hair was higher. The houses were cheaper. And the interest rates were absolutely WILD.

A lot has changed since the ’80s—but one thing hasn’t: buying a home is a BIG deal, and having people you trust at the closing table matters.
