When people think the market is going to crash, they’re comparing our market to past crashes where home values were artificially inflated and predatory lending abounded.

That’s not what’s happening in our market right now. Our real estate market is a product of true supply and demand, not artificial market inflation. That means that there’s not anything to “pop” because there’s no bubble.

Every homeowner needs to have a home maintenance fund. You never know when your AC is going to quit or your main plumbing line springs a leak. Having some extra cash stored away in a separate account can save you from a financial emergency when you own your own home.

But how much do you need to save?

It's recommend at least 1%-4% of your home’s value each year, but how much you save depends on your home’s age, condition, and your financial situation. If your home is newer or is in really good shape, you can get away with the smaller percentage. If your home might need more expensive repairs, it’s a good idea to save on the higher end.

If you’re not ready to buy a home now, but think you’re going to start looking in the next year or so, now is the perfect time to prepare by doing these 7 things.

Get clear on your finances. Research closing costs in your area and get a feel for how much they’re going to run. At the same time, start paying off your credit cards each month so you have a smaller credit utilization ratio. You will also want to calculate your debt-to-income ratio and pay off debt to get it under 43%.

Next, work on saving for your down payment and an emergency fund. A high-yield savings account and monthly savings plan is key here!

Lastly, you can spend this time researching real estate agents in your area and start interviewing them to find an agent that you truly like and trust.

You use your driveway everyday, but when was the last time you thought about doing some driveway maintenance? Keeping your driveway looking good and structurally sound is important to your home’s value.

Make sure your driveway is maintained by following these 4 quick tips!

1. Prevent cracks by sealing the asphalt and removing tree or shrub roots that could cause cracks in your driveway surface by pushing up from below.

2. Keep it clean. Concrete and asphalt absorb oil and radiator fluid, which can affect their structure. When spills happen, clean them up fast!

3. Don’t salt the cement. Salt can break down cement and lead to more cracks. Use a snowblower or an alternative ice melter to keep your driveway clear.

4. Fill the cracks when they show up. Cracks only get bigger with time so fill them as you see them and don’t let them expand!

Who doesn’t want to pay off their mortgage sooner and save money on interest?

If this is you (and it should be!), then you’ll want to consider making extra mortgage payments. Now, this doesn’t mean that you have to double up what you’re paying every month. Instead, it can be as simple as just paying an additional $100 per month.

The benefits to this can be huge. You can pay off your loan early and reduce your interest costs, which will save you thousands of dollars over the life of the loan. Totally worth moving $100 a month into your mortgage payment rather than into your shoe fund, right?

Don’t let a strong first offer make you feel like you underpriced your home. An offer that’s around your asking price is actually a great sign that your pricing strategy is on point!

Right now, we’re in a seller’s market where sellers have the advantage and can basically name their price. Because there’s so much buyer competition, it’s a smart move for buyers to make an offer close to or above the asking price so the seller will seriously consider their offer.

Because of the way the market works, if your home is underpriced for your area and your property’s value, chances are that buyers will overbid in an attempt to snag your home for a good deal. If your home is overpriced though, buyers won’t flock to it and you’re more likely to have a stale listing, which you want to avoid in our market since it sends a red flag to buyers.

So don’t believe this seller myth! A strong first offer is definitely one to consider and means that your pricing strategy is working exactly as intended.

1. Look at Hotwire.com or Airbnb to snag a good rate on a last-minute stay.

2. Check out Yelp for the best restaurants and coffee shops in the area.

3. Look around on Instagram and Pinterest for fun things to do! Pro Tip- find influencers local to the area and then find out where they’re going for fun.

As the summer wraps up, it’s time to start prepping your yard for a smooth transition from summer to fall.

Now is the time to get your yard prepped for the cooler weather and ensure that it regrows beautifully in the spring!

First, take the time to clean up the area before it gets too cold or rainy. Yard cleanups are so much more pleasant in nice weather!

Make sure you trim your trees and shrubs, and take care of lawn care by fertilizing and seeding your grass.

Then, it’s time to bring some fall color in! Switch out your summer annuals for fall-blooming plants.

Once you’re done, you’ll have a beautiful yard that’s ready for the fall and will look its best until the spring.

So you’ve finally found your dream home, the one that checks all your boxes and is in the perfect location. You’re ready to put an offer in, especially because your real estate agent told you that the home is priced to sell.

Should you A) listen to your real estate agent on offer strategy or B) underbid since the seller is obviously wanting to sell the home?

Choosing A and going with a strong offer strategy from your real estate agent is the most likely way to score your dream home. If you underbid, you’re likely to meet some competition from other buyers and risk offending the seller.

If you really want the house, work with your real estate agent to come up with the most successful offer strategy. Remember, you can also ask the seller for concessions during the negotiations–the purchase price isn’t the only thing you have to work with!
