"As-is" is the most misread phrase in a Maryland contract.
It means the seller won't make repairs. It does not mean they get to stay quiet about what they know — Maryland still puts them to a choice between disclosing and disclaiming. Two very different documents, and most buyers never notice which one they received.

If you're buying in Baltimore City and the words "ground rent" show up in your title work — breathe.
It's a colonial-era inheritance. Most run fifty to a hundred and fifty dollars a year, paid in two installments, and most can be bought out at a price set by state formula. Out-of-area lenders panic. Baltimore agents expect it.
It should come up before your offer, not at the settlement table. Ask early. Or ask us.
