I think the whole office was ready to throw a parade! 😂 My branch manager's reaction says it all. 45 showings later and we finally found "the one"! There is no such thing as a stupid question when you're about to spend six figures on a house.

I hear it almost every week. Someone apologizes before they ask, like they're wasting my time. What's a contingency again? Can I still back out after inspection? What does earnest money actually do? Is that number on Zillow real?

Ask it. All of it. Twice if you need to.

The buyers and sellers who ask the most questions are never the difficult ones. They're the ones who show up to closing calm, because nothing surprised them along the way. That's the whole point of having someone in your corner.

One of the best-kept secrets about buying a home? Your first mortgage payment is not usually due right away.

If you go under contract in September and close in October, your first mortgage payment may not be due until December. That gives you a little breathing room after closing to settle in, unpack, and prepare for your first payment.

Moving day is exciting… but it can get chaotic fast. 📦🏡

A little planning ahead can make the whole transition feel so much easier.

A few moving tips I always recommend:

📶 Set up your internet and cable early. Don’t wait until move-in day to realize the next available appointment is a week away.

🐶 Arrange doggy daycare or pet care. With doors opening, boxes everywhere, and people coming in and out, it keeps your pets safe and makes moving day less stressful.

🧳 Pack an essentials box. Think chargers, toiletries, medications, a change of clothes, paper towels, toilet paper, basic tools, snacks, and anything you’ll want immediately.

🔐 Change the locks before or right after you move in. You never really know how many copies of the old keys may be floating around.

The goal isn’t to make moving completely stress-free — that might be impossible. 😅

But a few smart steps ahead of time can make your first night in your new home feel a lot more like, “We made it,” and a lot less like, “Where is the phone charger?”
