Repost, but worth the read!

Your choice of listing agent needs to be based on more than a comission figure. If it isn't, you're doing yourself a disservice that could ultimately cost you peace of mind and your bottom line. When interviewing potential listing agents looks for these gold star items:
➡️ sales record - both in volume and in list price vs sales price (this will give you an insight into their ability to price a property accurately from the get-go)
➡️industry knowledge - they should be up to date on the latest contracts and regulations. Look for them to tell you something you DIDN'T already know.
➡️neighborhood knowledge- have they sold in your community before - if not that's NOT a deal breaker. Ask what they know about the community and surrounding area - knowledge does not always have to be based on direct experience.
➡️marketing plan and Brokerage support - ask who pays for the marketing and what percs their Brokerage can offer you in your sale (hint: a large and well respected Brokerage like mine will have plenty of extras you won't get with many other firms)
➡️vibe - now it's gut check time. How did the agent make you FEEL? Do you trust them, did they answer your questions throughly and if they didn't have the answer did they own up to that and commit to finding the answer for you and circling back (we Realtors know A LOT, but not everything. It is much better to have a listing agent who shows their humility and is honest about their knowledge and who will then seek out the answer. Remember: it's not always about having the answer immediately, it's about having the RIGHT or BEST answer)

🏡Very often that old adage is true - you get what you pay for; and in my industry meeting all the benchmarks above is MUCH more valuable than a few dollars and cents POTENTIALLY saved at the settlement table. I say potentially because in many cases a well rounded and competent agent will help to get you a better bottom line through strategic negotiation, and a quicker sale with proper marketing postotioning which saves you 💰
