Data centers are showing up in more communities, and naturally, homeowners and buyers want to know what that could mean for nearby houses.

One of the biggest concerns that comes up is home values. But research from HousingWire found that areas with large data centers generally saw home values track similarly to comparable areas without them.

That doesn't mean proximity never matters. Noise, infrastructure, future development, and potential utility costs are all worth considering.

But a data center nearby isn't automatically bad news for your home's value.

Need to Move but Have Little—or No—Equity? A Short Sale May Be One Option
Life does not always wait for the housing market. A job change, divorce, health issue, family transition, or financial hardship can create a need to move before there is enough equity in the home to cover the mortgage payoff and costs of selling.

If the home’s likely sale price is less than what is owed on the mortgage, a short sale may be an option. In a short sale, the lender agrees to accept less than the full loan balance so the property can be sold. It is not automatic: the lender must review the seller’s hardship, financial documentation, the offer, and the property value before approving the transaction.

A short sale is only one possible path. Depending on the circumstances, homeowners may also need to explore:

A traditional sale with funds brought to closing. A repayment plan, forbearance, or loan modification through the loan servicer. A deed in lieu of foreclosure or Keeping the home and renting it, if the finances support that approach

The most important thing to know is that these choices can be time-sensitive. Waiting until missed payments, foreclosure deadlines, or a relocation date are close can limit the available options.
