I’m a firm believer that our earthly life is just the tip of the iceberg. Once we depart, our spirit remains for the benefit of those with unbreakable connections.

Today, I went rucking for the first time in a month. My rucks always consist of conversations with God and my closest friend, Steve Berman. As I crested my second hill climb, I spoke out to the woods, “Go for Steve! Come on out pal. My apologies, it’s been a minute. How bout you show yourself today?”

Guess what happened? Not more than five seconds went by and I felt I was being told to look to my left. Now, I don’t like taking my eyes off the trail because I can be a klutz. I’m glad I did. A hundred yards out, I saw a silhouette. And there he was. We had a nice conversation ❤️. Man do I miss him

Market Monday!

Well, we are not setting any records or getting the market into high gear. We are introducing about half the new listings in Frederick County as compared to last year and more than a ⅓ down in demand.

Sellers appear to be more hesitant to pack up and go, while buyers are still a little dumbstruck from higher rates (I will say we trending downward and have not been at this rate level in months).

February will be a big indicator for me and maybe you too!

Word of Wednes-dom!

Today’s real nomenclature is chain of title. So what is it and why is it important? A chain of title is the complete and sequential ownership history of a property. It is somewhat different than a deed or title which only provides info regarding the current owner of a property. A chain of title is usually the result of a title search. A search is usually initiated when someone wants to purchase a property. When someone buys a property, they are granted title to it. Title gives them right to live in, use and enjoy the property. Each instance where someone receives title, a link in the chain is created.

Chain of title can be important in a number of ways. One is determining priority (if more than one interest has title) based on placement in the chain title. Another example is a mistake in the legal description of a deed. The smallest detail can have a big impact on the chain.

Property purchases are big transactions. Knowing the history of ownership is vital in the proper transfer from one owner to next. Peace out!

Market Monday!

Different circumstances = different outcomes. It’s January. It’s cold. It’s post Holidays. However, rates are above 6%, we are mired in this inflation thing and we are on the precipice of a recession (if not already in one).

We were over 50% off last year’s new supply for the week and over 25% off from a “normal” market, like 2019. Here’s a doozy for you….the average list price in 2019 was $323k for the 2nd week of the month. Last week it was $515k. Whoa!

We definitely have a changed mindset today. Still, the market is moving very quickly, regardless. There are multiple offers on the cream of the crop. Your ideal home could be gone in the blink of an eye. Stay on top of the market if you are in it.

Real estate is much more than a “transaction” to me, especially when it involves people whom I love and respect. I must say, we hit the positivity jackpot on these!

1). Two new investors have more cash flow instruments in their portfolios. B. A couple new entrepreneurs were involved with preparing the properties for the market. And thirdly, the sale of both was an integral part of securing the future of a special needs individual.

Hit the dang trifecta!

Word of Wednesday!

I had a recent first time home buyer ask me to explain the breakdown of his mortgage payment each month. I reminded him of the acronym PITI. Each month, he and his wife are making a mortgage payment to the bank and the bank in turn is distributing monies in a certain manner.

First, a portion of the principal of the loan is paid. Secondly, a portion of the interest of said loan is paid. Thirdly, 1/12 of the assessed value of their home is put into an escrow account for bi-annual tax payments to the county. And lastly, but not leastly, 1/12 of the cost of your hazard or homeowner’s insurance is also deposited into the same escrow account and will be dispersed when their next insurance invoice is presented to them.

There ya go kids!
