This is how things are going in Frederick.

Spring is here and the market is picking up speed! 🏡🐇 Let's take a quick look at Frederick County housing market stats for March.

Homes are moving:
• 298 homes sold — up 9.2% from last year and up 38.0% from February
• Median days on market: 24 days — down 20.0% from February
• 410 new listings — up 12.9% year-over-year and up 51.3% month-over-month

Prices slowly growing like the grass:
• Average sold price: $560,829 — up 5.0% year-over-year and up 6.6% from February
• Median sold price: $512,500 — up 1.5% year-over-year and up 8.8% month-over-month
• Average price per square foot: $241 — relatively unchanged

Inventory is also growing:
• Months of supply: 1.85 — up 22.6% from last year
• Active listings: 549 — up 19.4% year-over-year

There has always been a demand for homestead property in our circles. However, things quieted down last year. Now, I hear of people packing their bug-out bags and restocking their Y2K cupboard. War brings a lot of uncertainties, and our area is a target. If, down deep inside, you sort of wish you had a place to go if you had to bug out, but can't really afford an alternate house in another state, I have a solution for you.

Our son and his wife have a land company in New Mexico where he specializes in affordable off-grid properties. They run all around and find the deals and then sell them to people like you very inexpensively. Some are less than $2000. Some large, gorgeous lots go up to $20,000. That barely covers closing costs around here. Most of the lots are completely unrestricted, so you can bring your camper, tiny house, yurt, log cabin, mobile home, dirt-bag house, mansion... anything you want. Some may have water/electric, but most need a well and solar to be completely off-grid.

Check out their website to see if anything strikes your fancy. Be sure to scroll down and check out the videos of the properties! I like the ones in Rio Arriba. It is like buying your own piece of the Grand Canyon. If you want to go in with other friends and relatives, talk to them about acquiring lots in proximity to each other. They have more lots than what you see on the website.

No need to hire a real estate agent. They handle all of the paperwork.

People ask what happened to the fixer we had on the market. Although he would never tell you this himself, Chris has devoted most of his year to selling this little fixer. Actually, selling it wasn't the problem. We had buyers lined up before it ever went active. The Code of Ethics never tells real estate agents to refuse to sell a house. But, we have a higher Code of Ethics. And, that one makes sure the Seller has a suitable and clean place to go that will meet their needs for a long time to come. I am so proud of my husband for making sure our client was well cared for the long haul.
