👏Congratulations to my seller, on closing after a very lengthy and complex transaction! While these situations can certainly test everyone's patience, they also provide invaluable learning opportunities. This transaction required collaboration with the City of Frederick inspections department, the Historical Preservation Society (otherwise known as the hysterical society 😆), Dorcus Construction (HUGE kudos), and the incredible patience and commitment of the buyers who stayed the course!

Real estate isn't always smooth and simple. Sometimes it's about problem-solving, persistance, and bringing the right people together to overcome challenges. Along the way, I got to spend time and get to know this dear lady and now friend, Francoise! ❤

👉At our sales meeting today, we heard from an insurance agent about how, over the past 2 years, insurance companies have tightened their requirements to insure homes. As Realtors, we're seeing this more and more during transactions.

Items like older roofs, deferred maintenance, outdated electrical, aging HVAC systems, and overhanging trees can all create issues when a buyer is trying to obtain insurance, and without insurance, financing becomes a problem.

These are important conversations I now have with sellers before listing a home. My goal is to help sellers be proactive, prepare for potential issues ahead of time, and create the smoothest transaction possible from listing to closing! 🎯
