When studying the sales in our market, homes that sold closest to their asking price averaged about 12 days on market.
Homes that started 10% or more above market averaged 147 days.
Same neighborhoods. Same buyers. Different pricing strategy.
And once a home sits, the psychology changes.
After about 30 days, buyers stop asking “How much is it?”
They start asking “What’s wrong with it?”
Which is why pricing isn’t really about the number.
It’s about the bracket.
Buyers don’t compare your home to your neighbor’s home.
They compare your home to the 10–12 other homes in the same price range they’re touring that weekend.
There’s a number where your home gets 15 showings in a weekend.
And there’s a number where it gets two.That gap is smaller than most sellers think.

🚴🏼 Spent this past Saturday out on the roads for Tour de Frederick and it was a blast!! Perfect weather, amazing crowd, raising $206,776 for the Boys & Girls Club of Frederick County and the Rotary Club of Carroll Creek.
Every year riders and teams come together to help the Rotary Club distribute grants and scholarships to local nonprofits and kids, and keep the Boys & Girls Club doing what they do best — giving young people a safe place to learn, grow, and thrive.
This was a first time for me and I have to give a huge shout out to all the sponsors and volunteers. What a wonderful event! Beautiful scenery, yummy pit stops (South Mountain Creamery was a bonus for me 🍦) and an end of the ride feast with a well earned beverage from Attaboy Beer for the win! 😋
You'll definitely see me back next year!
