If buying a house is still on your radar for 2026, keep the week of September 27 – October 3 in mind!

Nationally, late September and early October are the best times to buy. This seasonal shift is largely due to school schedules and weather patterns, but there are also predictable market trends:

More choices: Typically, the fall brings about 20% more listings than the start of the year, plus homes tend to stay on the market
almost 2 weeks longer, giving buyers more time and opportunity.

Better pricing: Realtor.com says that during this week, home prices could drop about $14,000 lower in price compared to the summer peak.

Less competition: Buyer demand is, historically, 30% less compared to its peak.

Celebrating that Cristi and Aric closed on their first home!

We met with Cristi and Aric last December, and they expressed that they were looking to move from Tennessee back to the Westminster area to be closer to family and plant roots. The average U.S. homeowner with a mortgage now holds about $310,500 in equity — roughly five times what homeowners held 15 years ago. For a lot of people, it's the biggest asset they own and the one they think about least.

There are two main ways to use that equity: borrow against it with a home equity loan or line of credit, without touching the mortgage rate you already have, or sell and put that equity toward the next place.

If it's been a while since you checked your home's value, that's usually the first question worth answering.
