When most people look at a ranch listing in the Texas Hill Country, they start with one number:

Total acreage.

“312 acres.”
“275 acres.”
“Over 200 acres.”

But here’s the reality — not all acres are equal.

In the Hill Country, terrain matters. Limestone matters. Accessibility matters. Usability matters.

I’ve seen 300-acre ranches that function more like 175 once you factor in steep slopes, shallow soils, and inaccessible terrain. I’ve also seen smaller tracts that feel far larger because they’re balanced, usable, and well laid out.
