So far this year, only 5 out of the 19 weeks have had more homes going on the market in the greater Fredericksburg region, than homes going under contract.

What does this mean? The market is strong! 🔥 There is a huge demand with very low inventory.

With inflation expected to go down over the next few months it will also cause rates to go down which is great, but will bring even more buyers out which will allow for more competition and prices to rise!

Buyers - if you have been thinking of purchasing get in the game now before the competition and prices go up!

I was able to help this sweet family close on their dream home last week! A huge thanks to Matthew Bubacz - Senior Loan Officer and Allied Title & Escrow LLC for such a smooth closing. My client built log homes for years, so it made it even cooler to me that they now get to live in one! They also added on to their family with the addition of two goats that came along with the sale from the previous owners 😂 🐐

Also, they ended up receiving money at closing. This is a huge difference compared to the last couple of years. This is not going to be the case for every closing and also depends on your type of loan, but this market shift is real and a good time for buyers. Bittersweet! This is really the best word to describe the sale of this home. This was the home my family and I moved to before the start of my 5th grade year. So many memories have been made in the home, from family dinners on the back deck, swimming in the neighborhood pool with friends every day over each summer to all the milestones my brothers and I had in the home. I am so thankful that my parents trusted me with selling their home and hope that the next family that moves in is able to create as many wonderful memories as I have and will love it as much as my family did!
