Independent real estate brokerages are becoming more rare and that’s exactly what makes them so valuable.
In a world of big-box brands and one-size-fits-all models, independence allows for something different:
✨ Flexibility
✨ Personal relationships
✨ In-house Broker experience
✨ A brand that’s built with intention, not just scale

But what truly sets a great independent brokerage apart?
The Agents.
There’s no hiding behind a big-box name. No blending into a system. It takes a different level of confidence and commitment to put yourself out there, build your own reputation, and stand fully behind your work.

It’s leadership.
A strong broker doesn’t try to be the spotlight. They create space for their agents to shine. They understand that every agent brings something unique to the table, and they lean into that instead of standardizing it.

Because real estate isn’t about fitting into a mold.
It’s about standing out, building trust, and creating a reputation that’s your own.
That’s where independence wins.

Some places sell feed.
Some places serve cold beer.
The FeedLot does both and it’s become a landmark gathering place in Texas ranch country.

Set on 9.5+ acres with ±960 ft of frontage on Highway 190 in Richland Springs, this one-of-a-kind destination blends agricultural business, live music, and community tradition.
A drive-through beer barn, rustic bar, commercial kitchen, event stage, feed and corn sales, tire shop, and a 23-space RV park create multiple established income streams, all in one well-known Central Texas stop for ranchers, hunters, and travelers alike.

Out here, places like this aren’t just businesses.
They’re where the community gathers.

Grass can ignite immediately when it meets surfaces of 500° or more. Catalytic converters located underneath vehicles can reach up to 1,200° or more under normal conditions and 2,000° if overworked or clogged.

Also, tow chains can easily create sparks when dragging, easily blown to nearby fuel like roadside grass.

Farmers face many challenges. That isn't something we need to tell you. What are the greatest challenges you face as a farmer?

The last two years, the Texas Pecan Growers Association (TPGA) and Texas A&M AgriLife conducted surveys and town halls with the pecan industry through grant funding. Dr. Monte Nesbitt will be presenting his findings at the TPGA Conference July 20-23 in Denton. Immediately following the presentation there will be a grower's panel where you hear from producers big and small from across the state talk to the crowd about their challenges and how they solve them. https://tpga.org/tpga-events/
