One of the biggest hidden deal-killers in real estate right now our homeowners insurance companies.

I’m seeing this more and more across Pennsylvania — and it’s derailing home purchases even in the middle of transactions. The culprit? Home insurance companies.

Here’s what’s happening ⬇️

1. Tighter underwriting rules
Insurance carriers have pulled back due to rising claims from storms, floods, and fires. They’re much stricter than before.

2. Roof age cutoffs
Many companies automatically refuse coverage if the roof is 15 years or older — even if it’s in great shape and not leaking.

3. Regional risk profiles
Areas like the Poconos and Lehigh Valley are flagged as higher risk for wind, hail, and water issues, so insurers are quicker to deny coverage.

4. Reduced competition
Some carriers have pulled out of the market entirely, leaving fewer options — and less flexibility.

⚠️ The result? Buyers can’t bind insurance, lenders won’t close without it, and deals fall apart at the 11th hour.
