June is National Homeownership Month, a time to celebrate not only the benefits of homeownership, but also to showcase the many paths to becoming a homeowner.

As Realtors, we're often asked, “How much home can I buy right now?” It’s the first and most important question in the process, but it doesn’t have a one-size-fits-all answer.

Here are a few of the factors to consider.

Affordability goes beyond mortgage rates. Real estate prices, insurance and even your commuting costs add to what makes a home affordable. While mortgage rates are higher than they were during the pandemic, they’ve stabilized in the 6s, which remains historically low.

Weigh the cost of waiting against the cost of buying now. Home prices rose in most of the Mid-Atlantic last year, and rents continue to go up in many markets, too. Purchasing today could help you build equity now and refinance if rates improve later.

Today’s financing options offer more flexibility than many realize. Our partners at Prosperity Home Mortgage, LLC, offer a range of loan programs to meet the diverse needs of customers. When you work with our Long & Foster team, you’ll also benefit from Prosperity’s experts, who’ll help you find the right solutions for your homeownership journey.

Just as real estate varies by market, affordability varies by individual. That’s why working with professionals like those at Long & Foster matters. We can connect you with trusted mortgage partners like Prosperity and coordinate everything you need to buy, sell, and own a home: insurance, title, inspection, moving and more.

As always, I am here to help. Reach out today to discuss your homeownership goals or ask any questions you have about the process.

Slugging in the Fredericksburg area is alive and well, with Stafford County commuter lots leading the way, according to a new press release from the George Washington Regional Commission (GWRC).

The annual GWRideConnect slug survey, conducted September 9 and 10, found sharp growth at the Staffordboro Park and Ride off Route 610 and a strong resurgence at the Warrenton Road lot off Route 17. On September 9, surveyors counted 42 vehicles picking up 104 riders at Warrenton Road—the busiest morning there since before the pandemic.

“Slugging at Rt. 17 is alive and well,” said Kerry McKenney, GWRideConnect Program Coordinator. “There is plenty of room for more commuters to join in, and many riders expressed interest in seeing greater participation.”

The next day at Staffordboro, ridership jumped 59% and drivers 64% compared to 2024, even with cool, rainy weather. The first rider arrived at 3:57 a.m. and the last was picked up at 8:42, with the Pentagon again the most popular destination, followed by the Reagan Building, L’Enfant Plaza, the Mark Center, and Foggy Bottom.

Activity was lighter at smaller lots, including Spotsylvania’s Gordon Road lot off Rt. 3, where only four cars stopped and one rider left without a pickup. At the Courthouse Road lot off Rt. 630 in Stafford, five cars carried ten riders, mostly clustered around OmniRide commuter bus departures. “Slugging at Rt. 630 is beginning to gain traction,” Leigh Anderson, GWRideConnect Program Director said in the press release. “This lot has strong potential thanks to its direct access to the I-95 HOT lanes.”
