Housing's turning point? NAR just said the quiet part out loud.
Pending sales rose 3.8% in May, up in all 4 regions, even with 30 year rates holding in the mid 6s. Lawrence Yun calls it pent up demand and buyers finally accepting 6% plus as the new normal.
Translation for us in VA: inventory is up, price growth cooled to just 1.3% year over year, median $429,300, and Richmond plus Virginia Beach both posted 8.2% jumps in contracts, among the top 10 markets nationally.
This is not 2021 FOMO, and it is not a crash. It is leverage. Sellers are covering buydowns again, inspections are back, and that wait for 5% plan is costing more in price creep than it is saving in rate.
