What are homes actually selling for right now? The answer depends on the market.

In Cardinal Title Group’s September 8–14 contract snapshot, 48% of Northern Virginia contracts were below list price, 30% were at list price, and 22% were above it. In Central Virginia, 54% were below list price.

That’s a useful reminder for sellers: pricing and presentation matter. For buyers, it’s a reason to look closely at each home instead of assuming every offer needs to be above asking.

Apparently ChatGPT took one look at my life and said, “Why would I invent one? You already have Rooty.” 😂

And honestly... it’s not wrong.

Loyal, lazy, always by my side, and somehow involved in everything I do. Rooty has basically been my unofficial mascot this whole time. 🩷🏡🐾

Somehow this little caricature managed to fit a whole lot of my life into one picture. ❤️
