U.S. Home Prices Ease Across Major Metros
Noticing a shift in our housing market: In Mid-Q3, the price per square foot dropped compared to last year in 36 of the 50 largest U.S. metro areas, a sign that cooling is happening across many major cities. Nationally, we saw about a 2% yearly decrease in price per square foot, marking the 10th consecutive month this trend has continued. As the quarter closed, momentum slowed, with more sellers reducing their asking prices to better align with buyers’ expectations. Higher mortgage rates have continued to put pressure on affordability, especially in regions that experienced rapid price increases during the pandemic. Many of those markets are now giving back some of their gains, supported by higher inventory levels than we saw before 2020. One thing I always discuss with buyers—especially those new to homeownership—is the importance of planning for those first-year expenses that go beyond the down payment and closing costs. Early budgeting for repairs, furnishings, and appliances can make all the difference in a smooth transition. For those considering new construction, be aware that average first-year post-purchase costs reach $26.9K, compared to $18.7K with existing homes. Appliances and household equipment typically require attention, averaging $4.3K for new builds and $3.7K for existing homes in the first year. Furnishing a new space often comes with surprises as well: $8.3K is the average for new construction, while existing homes see about $3.9K. The biggest line item? Alterations and repairs—new homes average $14.3K, and existing homes $11.1K in year one. As a Realtor® licensed in MD, DC & VA for over two decades, I encourage buyers to plan ahead for these costs, so their investment feels like home right from the start.

U.S. Housing Market Rebalances Slowly
As someone who’s guided buyers and sellers through every kind of market in MD, DC, and VA for over two decades, I’m always watching the numbers closely to help my clients make informed decisions. Right now, we’re seeing the U.S. housing market gradually shift in buyers’ favor—active inventory is up about 4% from last year, though that growth has slowed for the first time in five weeks. Typical homes spent 61 days on the market, matching last year and reflecting the expected late-Q3 pace after a brisker start to 2026. New listings dipped by around 1% compared to last year, bringing us back close to 2025 levels as many are weighing affordability and timing. The median list price is down slightly to $419K, and the price per square foot—now at $222—is at its lowest since early this year. With more choices and higher mortgage rates, buyers are gaining some leverage, but the overall market is moving at a measured pace rather than shifting quickly. My priority is to keep you prepared and confident, no matter which side of the transaction you’re on.

We're seeing a subtle but important shift in the housing market. Over the four weeks ending August 23, new listings in the US rose 0.4% week-over-week, and total homes for sale increased by 0.5%—the highest inventory levels we've seen since early Q2. Yet, pending home sales dipped 1.1% weekly, falling to a six-month low, as elevated housing costs have kept many buyers on the sidelines, even with more options available nationwide. The median sale price is up 1.9% year-over-year, above $400,000, while average mortgage rates are hovering near 7%, close to a 13-month high. This mix of more inventory and softer demand is creating more opportunities for buyers, giving you greater negotiating power—especially for homes that have been on the market several weeks. Sellers are finding that setting realistic prices is key, rather than aiming for those peak numbers from previous years.
