The Hunt Team specializes in Residential and Land Sales in The Fredericksburg, VA Region. Wally Hunt’s Bio
Hi, my name is Wally Hunt and I specialize in helping clients buy, sell and invest in real estate in Fredericksburg, VA and the surrounding areas. My wife, Liz Hunt and I work together as a husband-and-wife real estate team called the HUNT TEAM. We part of one of the most dynamic and rapidly

growing real estate companies in the world, Samson Properties. This brokerage is family owned with over 30 years of experience in residential sales and now is over 30 locations with over 4000 agents across Virginia, District of Columbia, West Virginia, and Maryland. We are fortunate to have access to the latest and best technology platforms, social media integrations and a variety of marketing strategies. Clients come back to us time and time again because they quickly and professional get what they are looking for. Fredericksburg has been our home since 2002 and I would like to tell you a little about me. I am a native of Central Virginia. After a career in the USAF specializing in Aircraft Maintenance, Systems Acquisition Management, Test and Evaluation, and finally Technical Training Management. I took advantage of the Troops to Teachers Program and taught Automotive Service Technology at a local Career and Technical Center. After teaching for 21 years, I decided to change my career and work in a different direction. I have discovered I love meeting others and now also helping them buying and selling their homes. I joined my wife who had retired from her nursing career and was already a Realtor. I am also very familiar with moving since our family moved every couple of years while on active duty. (We have personally bought or sold at least 13 properties). We do remember those exhausting days looking and looking for a new home – there were no apps to use at that time. And we remember the same stress in having to sell our home before purchasing another. So, I can relate to those you move frequently or quickly from another state. As a Military Relocation Specialist, I have been there and got the T-shirt. Besides helping others find their new home, my wife and I like camping. I love to work on and play with cars. My son and I have a two-car road racing team that we run in the Sports Car Club of America and the Vintage Racer Group. We also like to drive and show our antique cars. I am also a professional photographer. I am a member of the Spotsylvania Volunteer Fire Department, Life/Alumni Member of the VA Tech Rescue Squad and the Antique Automobile Club of America. My wife and I have three children are all grown (well maybe not my wife). We are now blessed with a total of six beautiful grandchildren. The Fredericksburg Region of Virginia is a great place to live and work and we are very happy to call it our forever home. So, when it comes to your real estate needs, please consider giving us a call and letting us “Hunt” for your new home. Look forward to meeting your soon,
Wally Hunt

I am waiting on the prices to go down
I am waiting on the interest rates to go back to 2021 levels.
These are common objections we get.

2019: "I'm waiting for the market to crash."
2020: "Pandemic! See? I was right!"
2021: "Prices are insane. I'll wait."
2022: "Rates are too high. I'll wait."
2023: "Still too expensive."
2024: "New administration..."
2025: Still renting. Still waiting. Still wrong.

Meanwhile, the "panic buyers" of 2019?
They own homes worth $95k more.
They've built six years of equity.
They're not paying rent.

The crash you're waiting for?
Even if prices drop 15%, that's $417k → $354k.
Still $32k more than 2019.
You're still behind.

And when prices DO drop?
Every "patient" buyer floods the market.
That $354k house gets 15 offers.
Bidding war pushes it to $375k.
You waited six years to overpay anyway.

One of you is winning. Hint: Not you.

Every year you wait costs:

Appreciation you'll never recover
Equity you'll never build
Rent you'll never get back

Are Bedroom Ceiling Fans Still Popular?

Yes — bedroom ceiling fans are very popular today, and their popularity is actually growing, driven by smart‑home features, energy efficiency, and modern low‑profile designs. Recent market data shows strong demand for residential ceiling fans, especially models that are quiet, stylish, and integrated with lighting and smart controls.
Why Bedroom Ceiling Fans Are Still Popular (and Growing)
Strong Market Growth
- The global ceiling fan market is valued at $9.6B in 2025 and projected to grow steadily through 2034.
- Residential fans remain a major driver of this growth.
Smart & Stylish Designs Are Trending
Modern fans are no longer just functional—they’re decor pieces:
- Minimalist, low‑profile designs (matte black, brushed nickel, wood tones) are leading trends.
- Fans with integrated LED lighting are especially popular in bedrooms.
- Quiet operation is a major selling point, and many new models focus on noise reduction.
Smart Home Integration
Consumers increasingly want:
- Wi‑Fi connectivity
- App and voice control
- Automation (sleep mode, temperature-based speed changes)
These features are now common in mid‑range and premium bedroom fans.
Energy Efficiency Matters
- New regulations in the U.S. and Europe are pushing manufacturers toward BLDC motors, which use 50–70% less energy than older AC motors.
- This makes ceiling fans a cost‑effective alternative to running AC at night.
Why They’re Especially Popular in Bedrooms
- Quiet, low‑energy cooling for sleeping
- Better air circulation even with AC or heat
- Integrated lighting reduces the need for multiple fixtures
- Low-profile options fit rooms with lower ceilings
- Smart scheduling for nighttime comfort
What’s Most Popular Right Now
According to 2025 trend data:
- Modern low-profile fans with lights have the highest search and sales volume.
- Consumers prefer:
- Quiet operation
- Easy installation
- Good airflow
- Smart controls

First Time Home Buyers
1. Definition of a New (First-Time) Home Buyer
A new home buyer is typically someone purchasing a primary residence for the first time. However,
federal and state programs often broaden this definition. A person may qualify as a first-time home
buyer if any of the following apply:
- They have not owned a home in the past three years
- They previously owned a home only with a spouse
- They are a single parent who owned a home only while married
- They owned a home that lacked a permanent foundation (e.g., certain mobile homes)
This classification is important because it determines eligibility for special loan programs, grants,
and reduced down-payment requirements.
2. Key Financial Requirements
Credit Score:
- Most conventional lenders require a minimum score of 620
- Higher scores (700+) typically receive more favorable interest rates
Debt-to-Income Ratio (DTI):
Lenders commonly follow the 28/36 rule:
- Housing expenses should not exceed 28% of gross monthly income
- Total monthly debt should not exceed 36% of gross monthly income
Income & Employment:
- Lenders usually expect two years of stable employment
- Consistent income is essential for mortgage approval
Savings Requirements:
- Down payment: 3-20% depending on loan type
- Closing costs: 2-5% of the home's purchase price
- Additional reserves may be required depending on the lender
3. Determining Affordability
A common affordability guideline is:
Annual income 3-4 = approximate maximum home price
Examples:
- $75,000 income -> $225,000-$300,000 home
- $100,000 income -> $300,000-$400,000 home
Actual affordability varies based on interest rates, debt levels, and local taxes.
4. Pre-Approval Process
A mortgage pre-approval is a formal assessment of a buyer's financial readiness. Lenders typically
request:
- Recent pay stubs
- W-2 forms and tax returns
- Bank statements
- Credit reports
- Employment verification
A pre-approval letter strengthens a buyer's position when making an offer.
5. Home Search Considerations
When evaluating potential homes, buyers should consider:
- Neighborhood quality and school districts
- Commute times and access to amenities
- Property size, layout, and condition
- Potential renovation needs
- Long-term resale value
Real estate agents assist with market analysis, property tours, and offer strategies.
6. Offer and Negotiation
An offer typically includes:
- Proposed purchase price
- Contingencies (inspection, appraisal, financing)
- Earnest money deposit
- Proposed closing timeline
Negotiations may involve repairs, seller credits, or price adjustments.
7. Inspection and Appraisal
Home Inspection:
- Identifies structural, mechanical, and safety issues
- Allows buyers to request repairs or renegotiate terms
Appraisal:
- Conducted by a licensed appraiser
- Ensures the property's value supports the loan amount
8. Closing Process
During closing, the buyer:
- Signs mortgage and legal documents
- Pays closing costs
- Receives the keys to the property
This final step legally transfers ownership.
9. Post-Purchase Responsibilities
After purchasing a home, buyers should:
- Budget for ongoing maintenance (typically 1-3% of home value annually)
- Monitor interest rates for potential refinancing opportunities
- Build equity through consistent mortgage payments
10. Summary Table
| Category | Key Information |
|---------|-----------------|
| Minimum Credit Score | 620 for most loans |
| Down Payment | 3-20% |
| DTI Guidelines | 28% housing / 36% total debt |
| Typical First-Time Buyer Age | ~36 years |
| Typical Home Price Range | $250k-$350k |
| FHA Loan Usage | 72.6% of FHA loans go to first-time buyers |
