Client: We’re going to rent.
Me: ok, not a problem. Glad to help. Any reason why you don’t want to consider buying?
Client: I want to but hubby doesn’t want to just yet so we’ll rent for 2 years.
Me: ok, not a problem. I totally understand! 😊 But here’s a little something to think about.

Budget/Rent: $2,500
Over 2 years: $60,000 (paying someone else’s mortgage)

What you need to rent:
Security deposit: $2,500
Non-refundable pet deposit x2: $1,000
Prorated month (4/15-4/30): $1,250
1st Month rent: $2,500
Total money needed to rent: $7,250!!

🫣😓😓

Listen: I’m not here to ever ever pressure anyone into buying! But if there is sliver of curiosity, just take the time to educate yourself on your eligibility especially if you’re a VA buyer. With this budget, a VA loan, and where they where willing to move, I could have gotten them into a home with little to no money at the closing table.

And to clarify - there’s no shame in renting! The right time to buy is when you’re willing, able, ready. My job is to educate. So please please, know your numbers, know your limits and allow someone like me and a trusted lender to explain what your buying power could be. No commitment, no obligation- JUST KNOWLEDGE. Who knows, maybe the right decision may still be to rent but at least you’re more prepared and informed.
