Hi everyone,
I’ve seen the recent concern being shared. We all want a community that feels well supported and managed.
I also want to remind everyone that real change in an HOA happens when homeowners bring their concerns directly to the board and participate. Posting on social media can start a conversation, but it doesn’t give us the information or authority we need to take action. If you’re passionate about improving things, please get involved, we have plenty of spots!

If you have any concerns or examples you’d like us to be aware of, please reach out so we can make sure they’re documented.

Neighbors,

We’ve received concerns about the condition of our shared common areas, regarding pet waste. As a community, we all share the responsibility of keeping our neighborhood clean, safe, and enjoyable for everyone.
Please clean up after your dogs during walks and outdoor time. Leaving waste behind not only creates an unpleasant environment but also poses health risks.

The pool is officially closed for the 2025 season, effective today, September 2.

Thank you all for your continued patience and understanding as we navigated several challenges throughout the summer.

A few emails were sent out yesterday, but in case you missed them, here is a recap of the important information.
Pool Area Rules:
• Smoking, including va**ng and e-cigarettes, is not allowed.
• Individuals under the influence of drugs are prohibited from entering.
• Glass containers are not permitted.
• Guests must be accompanied by a member of the Association.
• Children under 16 must be supervised by an adult (18+).
• You are responsible for your personal belongings; the Association is not liable for any loss or damage.
• Respectful behavior is required; disruptive conduct may lead to suspension from pool access after an investigation.
• Please ensure the front gate is secured upon leaving.
• Pool hours are from 7 AM to 9 PM; staying after hours is considered trespassing.

Trash Pickup Reminder from GFL: We have a holiday on Friday, July 4, 2025. All staff will be off that day, resulting in a one-day delay for all trash pickup the remainder of the week.

Hello neighbors!

We are thrilled to announce that the pool will open May 16th for the summer season! ☀️

Please remember to follow the pool rules, for everyone’s safety and enjoyment! Failure to comply may result in the temporary/ permanent suspension of pool privileges.

🕒 Pool Hours:

Monday to Wednesday, Friday to Sunday: 7:00 AM - 9:00 PM
Thursdays: 12:00 PM - 9:00 PM

Hours may change due to weather conditions and maintenance. We will strive to keep you informed of any adjustments. ⚠️

🔇 Limit the use of Bluetooth speakers if other residents are present. To maintain a harmonious atmosphere, please use headphones to enjoy your personal music. This way, we can ensure everyone's enjoyment of the pool. 🎧

👨‍👩‍👧‍👦 Please remember for the safety of our young swimmers, anyone under the age of 16 MUST be accompanied by someone over 18 at ALL times at the pool.

⚠️ If you notice a hose in the pool, please do not play with it or remove it. The hose is used to replenish the water in the pool. Tampering with it can disrupt the water balance and affect the pool's functionality.

🐾 Animals are not allowed at the pool area. Please leave your furry friends at home for their safety and the comfort of others.

🚭 Lastly, smoking/va**ng is strictly prohibited in or around the pool area. This rule is in place to maintain a clean and healthy environment for all. Please be considerate of others and refrain from smoking or va**ng while enjoying the pool.

Trash Service

Tuesdays Service is cancelled due to the weather. GFL will be picking trash and recycle on Friday.

Neighborhood Snow Updates:

1) Pretreatment and plowing -
Pretreatreatment will not take place and plowing will happen once 3+ inches have fallen.

2) Sidewalks -
Property owners have the responsibility within 24-72 hours to remove snow from public walkways that are in front of their house.

3) Trash Service -
Trash and Recycle will be on a one day delay this week.

New Year’s Day-Wednesday January 1,2025. We will be running on a day delay Wednesday through the end of the week.

GFLs Holiday schedule can also be found on their website at www.gflenv.com located under the Fredericksburg location information. GFL may also update the website for inclement weather. All snow days will be determined by management as they approach. Pickups following a snow day will be on a holiday week schedule. If a multiple day snowstorm hits, then there are no make-up days. Please note that no one will miss a pickup day due to a holiday.

Hello!

This is a reminder that we have a holiday week next week (12/23). We have altered how we run the trucks in the holiday weeks, so we wanted to inform you of delays for next week. The drivers will have Wednesday December 25, 2024, off for the holiday and will resume work Thursday December 26, 2024. We will be running a day delay the remainder of the week. I have included our new holiday schedule!

We can pick up Christmas trees if they are cut down in 3 ft sections or smaller. They will get picked up on the scheduled trash day.

Holiday Schedule

IF you are making your payment at Wheatland Station banking platform: https://propertypay.firstcitizens.com/

First Citizens Bank did change their policy for SAME DAY payments – that option now has a fee of $2.50. You can create an account and add the wallet feature and schedule future payments (you can even choose frequency of one (1) or set up for 12 or more monthly payments with the E-Check option and it will still be free.

Same day and credit cards will have transaction fees.

Other payment options are to use your own banks bill pay service or sign up for the direct debit program. ACH is linked to your associations budget and will make any needed annual adjustments with no service fee .
