Though the company is new we are experienced in all aspects of your home. Paul Di Stefano, owner of At Ease Home/Enviro

nmental Inspections, served his country as a US Marine, and has brought that attention to detail to what he expects from others and is how he conducts his inspections. Growing up on construction sites while being attached to his father's hip then later on working on sites himself in all aspects of home improvement. He has gained extreme amounts of knowledge. Through out his experiences he has seen too many poorly constructed homes, and wanted to share his knowledge with those that need it most...the homeowners even more "new" homeowners. That is why he created At Ease Home/Environmental Inspections. Paul encourages his clients to walk with him while he conducts his inspections and is more than willing to explain all procedures and reasonings to the his clients. The best homeowner is a knowledgeable one. At Ease Home/Environmental Inspections is a family owned and operated company

“Can I follow you during the inspection?”

I hear this all the time—and the answer isn’t just yes or no.

Some inspectors prefer you don’t… and honestly, I get it.
Too many interruptions can lead to missed details.

But here’s how I run it:

I WANT my clients there—because this isn’t just about a report.
It’s about helping you understand what you’re actually buying.

There’s a right way to do it.

I control the process.
I focus first.
Then I walk you through what actually matters—
the big issues, the costly items, the things that impact your decision.

So you don’t leave confused… you leave confident.

At the end of the day—educated buyers make better decisions.

What do you think—should buyers follow their inspector or stay out of the way?

Some days don’t look like progress… but they are.

You’re still showing up.
Still pushing.
Still figuring it out when no one’s watching.

That matters more than you think.

Not every win is loud.
Not every step forward gets noticed.
But the consistency? That’s what changes everything.

If today feels heavy… keep going anyway.
That’s where the growth is.

Most home inspectors think the job is just finding problems… it’s not.

The inspectors winning right now are the ones doing more than just inspections.
They’re offering radon testing, mold inspections, termite inspections, water quality testing—and most importantly, clear communication.

Because here’s the truth…
Clients don’t just need a report. They need understanding.

If your inspection leaves them confused or overwhelmed, you didn’t add value—you added stress.

The best inspectors know how to identify issues and explain them in a way that builds confidence.

And let’s talk about service…
If it’s already in your tool bag—thermal imaging, drones, crawl gear—that’s not an upsell. That’s your standard.

Stop charging for every little add-on.
Start delivering more value than expected.

That’s how you become the inspector agents request… not just the one they call.

Too many creators are out here copying scripts, chasing trends, and wondering why nothing sticks.

Truth is—I was doing the same thing.

I didn’t have a content problem.
I had an authenticity problem.

The moment you stop performing and start speaking from experience… everything changes.

People don’t connect with perfect.
They connect with real.

No script.
No fake persona.
No trying to sound like someone else.

Just truth, flaws, and actually giving a damn about what you’re saying.

This is the rebrand of Bourbon and Blueprints.
Real conversations. Real perspective. No fluff.

If you’re building something real—stick around.
If not… this probably isn’t for you.

Your house might be getting inspected… and you don’t even know it.

Insurance companies are now using AI, drones, and satellite imagery to evaluate your home—without ever stepping on your property.

They’re scanning: • Your roof for damage

• Missing shingles, staining, moss

• Siding, gutters, and overall exterior condition

From that… your home gets a risk score.
And if something looks off?

➡️ Higher insurance rates
➡️ Repair demands
➡️ Even policy cancellations

Counties are doing it too—using aerial data to spot upgrades and adjust your property taxes.

We’re already seeing this across Northern Virginia—Prince William, Stafford, and Spotsylvania.

AI is powerful… but it’s not always right.
And when it’s wrong—you’re the one dealing with the time, cost, and stress to fix it.

Know what your home actually looks like before they do.

Selling your home soon? One of the biggest mistakes sellers make is ignoring their pre-listing inspection report. If your agent sets up a home inspection before listing, it is not just a formality — it is a roadmap to protecting your sale price.

I recently re-inspected a property where nothing from the original inspection report was repaired. The result? The buyer gained leverage, negotiations got tougher, and the seller had to give up money just to keep the deal alive.
Home selling does not start when the sign goes in the yard. It starts with preparation. Addressing safety concerns, maintenance items, and inspection findings early can help prevent price reductions, credits, and last-minute stress.

If you want to sell your house faster and for stronger terms, get your home ready on the front end — not after the buyer’s inspection exposes the same issues again.

Grass not growing the way you expected? 🌱 Here are 5 common reasons your lawn struggles to fill in, according to Stephen Lipscomb from Firefly Lawn Care.

1️⃣ Full sun exposure
Constant direct sunlight can dry out soil quickly and stress cool-season grasses common in Virginia.

2️⃣ No irrigation or inconsistent watering
Without steady moisture, new grass cannot establish deep roots and will thin out or die off.

3️⃣ Poor root development
When roots stay shallow or struggle to establish, grass has a much harder time accessing the water and nutrients it needs.

4️⃣ Slow establishment
Grass needs time to mature. If growth starts off weak, it may stay thin and patchy much longer than expected.

5️⃣ Heavy foot traffic
Pets, kids, and frequent use can wear down grass and prevent stressed areas from filling in properly.

As Stephen Lipscomb from Firefly Lawn Care explains, a healthy lawn starts below the surface. When these issues stack up, it becomes much harder for turf to grow thick and full.

Many homeowners think spring is the best time to plant grass seed — but in Virginia, that timing can actually work against you.

According to Stephen Lipscomb from Firefly Lawn Care, newly seeded grass in the spring often fails because it cannot establish deep enough roots before the stress of summer heat, drought conditions, and w**d competition.

Fall seeding provides cooler temperatures, more consistent moisture, and reduced crabgrass pressure — giving turf the best chance to develop into a strong and healthy lawn.

Understanding seasonal timing is one of the most overlooked parts of property maintenance.

Save this post so you’re ready when seeding season arrives.

Most people think Realtor and Real Estate Agent mean the same thing.

They don’t.

A real estate agent is licensed to help you buy or sell property.

A Realtor is a member of the National Association of Realtors — and that means they follow a stricter code of ethics and professional standards.
It’s a small difference that can have a big impact on how your deal is handled.

On this episode of Bourbon & Blueprints, we break down:

• The real difference between Realtors and agents

• Why ethics standards actually matter in a transaction

• What buyers and sellers should ask before hiring representation

• And how the industry is evolving right now

Because when you’re dealing with the biggest purchase of your life, the details matter.

Pour a glass and let’s talk real estate.
