A client's investors put a hundred acre tract under contract because the price and location were right.
What they didn't confirm first was power access.
I see this constantly. The land checks every box until you find out the nearest power line does not reach the property. Bringing power in gets expensive, and if the line needs to cross a neighbor's land, you need an easement first. That is a negotiation, not a guarantee.
Sometimes a developer already ran power along the road and you can tap in easily. Other times you are negotiating access before you can even break ground.
If you work with land buyers or investors, this is worth flagging early. Confirm power access during the option period, not after closing. A quick call to the local electric cooperative can save your client a costly surprise.
