The mortgage rate “lockdown” is fading — and that’s actually good news. 🏡

For years, millions of homeowners felt stuck. They locked in rates at 2–3% and couldn’t imagine trading that for a 7% mortgage. So they stayed put. And the market froze.

But look at the chart above: more Americans now have mortgage rates over 6% than under 3%. Every quarter since 2022, people have been selling homes at low rates to buy at higher ones — because life doesn’t wait for perfect interest rates.

People get married. Have kids. Go through divorces. Take new jobs in new cities. Downsize. Upgrade. Life happens 🤙🏼— and homes get bought and sold because of it.

Here’s the thing: a “normal” housing market doesn’t mean cheap mortgages. It looks more like this:
✅ A balanced number of buyers and sellers
✅ Interest rates in the 6’s
✅ Home prices that appreciate steadily, not explosively
✅ Sellers pricing homes to compete, not just to cash out
✅ More inventory coming to market as confidence returns
✅ First-time buyers who can actually find a home to purchase

I’m sure that last one triggered some… but here’s a stat worth holding onto: wage growth is now outpacing home price increases. Affordability is quietly improving — not because prices are falling (they’re not, especially in our St. Louis region), but because incomes are catching up.

We endured a savagely unhealthy housing market, and it just takes time 🕰️. The market is healing. And if you’ve been waiting on the sidelines, it might be worth having a conversation.
