Lately I’ve been getting a lot of questions from people about buying cooperative. 🏢
Not everyone understand what does this mean and why is it so much more expensive?

Let’s figure it out🙂

What do you need to know?

♦️title to the land and building is held by a corporation, not by you.

♦️ each purchaser of an apartment in the building receives stocks in the corporation and

♦️ a proprietary lease, which gives the purchaser the right to occupy his or her apartment.

👆 DID YOU GET? So you DO NOT actually OWN the apartment‼️

Then also…⬇️

🟢The cooperative building’s real estate taxes are assessed against the corporation as owner. There is usually one underlying morgage on the entire parcel of real estate.

🟢 Taxes, morgage principal and interests, and operating and Maintnence expenses of the property ARE SHARED BY the tenant-shareholders in the form of monthly maintenance charges.

🟢 Thus, even though co-op owners do not actually own real estate. They own stock, which is personal property.

🟢 They control the property through their stock ownership and their voice in the management of the corporation.

Did you know that if you have low income or you mostly work on cash and can’t show required income for buying property you STILL CAN TAKE A MORGAGE ?

How? You need to have a co-borrower.
A person who meets all necessarily requirements to get the loan.

This might be your friend, relative, anyone who wants to help you in this business.

This person WILL NOT BE shown in the documents for the house.
And don’t have to have high income or perfect credit score. There are things which are enough.

So if you can’t get loan for some reasons, think maybe you know a person who can help you with documents. 😉

What does it mean to own condo?

Buyers of a condominium receive rights for such things:

* their living unit ( everything what is inside on them)
* and a proportionate undivided interest in the common elements. ( I’ll explain below👇)

📍Of course, the main among the common elements are the land.

✅ The buyers are free to morgage the property, sell it, lease it, give it away, or leave it to heirs.

‼️ NOW ATTENTION PLEASE ‼️ 👉 Each unit is a financial entity, and if an adjoining unit is foreclosed, no obligation is incurred by the other owners.
Shortly, your neighbour’s foreclosure doesn’t impact on you! 😉

🎁 And now what is common elements?🎁

Hallways, basements, elevators, stairwells, driveways, private roads, sidewalks, lawns, landscaping, recreational facilities, etc.

Why do people like to buy condos?

At first, what is Condo?

If shortly, it is an apartment.
But why then do we call it “condo”? 🤔

☝️Because “apartment” we used to call a residence we take or give in a rent. But Condo is a residence we own.

To put it even smarter, it is a unit within a larger residential building.

It’s perfect for
🟢 First-time homebuyers, who doesn’t have lot of money for downpayment. Prices for condos start nowadays approx. from $250 000 for 1200 sq feet. ( text me if you want to check the market).
🟢 People who wants to have amenities such as swimming pool, tennis court, clubhouse, gym, etc. but don’t want or don’t have time to take care about them.
🟢 People who want to have in walking distance restaurants, shops, parks. Because of condos locate in communities very often people have this kind of opportunities. What more likely you won’t have as an owner of a house.
