Next, it’s important to understand the entire process so you know what to expect.

☕️ Step 1 – Find a real estate agent that will walk you through the home buying process.

We can meet for our buyer consultation over zoom, coffee, or an office.

During this time, we’ll talk about your home buying goals and set up a game plan.

🏦 Step 2 – Next step is connecting with a lender so you can get pre-approved for a home loan.

This step will allow you to know your budget.

You will also be prepared to put in an offer once you find your dream home.

🏡 Step 3 – Start house hunting! DON’T FORGET I HAVE AN APP! ITS ALWAYS UP TO DATE WITH MY MLS! AND ITS FREE!

We’ll start touring different homes and neighborhoods until you find the best one for you.

📝 Step 4 – Write an offer

This is where it’s important to have an experienced agent on your side that will help you craft a strong offer.

It’s generally thought to be the best day of the week to list a home, but why? 🤔

👉 Homebuyers often start planning their weekends on Fridays.

📆 When you list on Thursday, the property is freshly available and captures their attention as they make plans.

⏰ This also allows for the listing to gain momentum over the weekend when more people have time to browse and attend open houses.

It can be a rewarding investment, but it also comes with its own set of challenges.

Here are some pros and cons to consider ↓↓↓

PROS 👍

02 – Customization: You have the flexibility to renovate and design the home according to your preferences and needs

03 – Equity Building: Improvements made to a fixer-upper can increase its overall value, allowing you to build equity over time.

CONS 👎

01 – Unforeseen Costs: Renovation projects often come with unforeseen expenses, and initial estimates may not capture the full scope of work.

02 – Time-Consuming: Renovations take time, and living in a construction zone can be inconvenient. It’s important to consider the time commitment and potential delays.

03 – Stress and Challenges: Dealing with contractors, managing renovations, and addressing unexpected issues can be stressful and challenging.

Amortization is like the financial superhero of gradual repayment! 🦸‍♂️

✨ When you take out a mortgage loan, instead of paying back a huge chunk all at once, amortization lets you spread it out over time.

Here’s the great part….your repayment includes both the principal (the original amount you borrowed) and interest (the cost of borrowing).

→ With each payment, a bit goes towards the principal, and another bit fights off the interest.

It’s like turning a financial mountain into a series of manageable hills! 🏔️

💸 So, every month, as you conquer those payments, you’re steadily chipping away at the total amount owed.

Here are 3️⃣ valuable insights I gained from my first home buying experience…

01 – Avoid Becoming “House Poor”:

– Allocate funds wisely for the down payment, earnest money, inspections, appraisal, and potential home maintenance issues. Striking a balance ensures financial stability beyond just the initial home purchase.

02 – Homeownership Might Be Closer Than You Think:

– You don’t necessarily need a 20% down payment to make your first home purchase. Understanding the details and being well-prepared are crucial steps if you’re contemplating this significant milestone.

03 – It’s Likely Not Your Forever Home:

– Acknowledge that your first home may not be your forever residence. As life evolves, so do your housing needs.

It’s acceptable to make compromises initially and forgo the dream home for something more practical.

Keep realistic expectations and, when the time comes for a second home, leverage the equity from your first to upgrade! 🏡

That a staged home sells 3 times faster than a non-staged home!

– and 70% of real estate agents stated that home staging increased the offer value on a house by up to 10%.📈

First impressions are everything and staging can significantly enhance your home’s appeal and make it more attractive to potential buyers.

Here are my 🖐 staging tips…

01 – Depersonalize and declutter

02 – Clean, clean, and then clean again. 🧽

03 – Use a light neutral color palette + add pops of color

04 – Use real plants and flowers throughout the home 🪴

05 – Don’t forget about the front yard! That’s the first thing they’ll see when they pull up.

Remember, the goal of staging is to create a welcoming and neutral environment that allows potential buyers to envision themselves living in the space.
