Quick real estate lesson: AI tools can estimate what you can afford and pull up listings fast, but they are working from general data, not what is actually happening on the ground with a specific seller, in a specific neighborhood, right now.

He told me, kind of sheepishly, that he had already asked an AI chatbot what he could afford, what neighborhoods fit his budget, even what questions to ask me. Honestly, I loved that. It meant our first meeting was not me explaining the basics, it was me correcting the three things the chatbot got wrong about this specific market, and adding the twenty things it could not know at all, like which listings have a seller who needs a fast close. The tools are getting smarter. But nobody has built an AI yet that has sat across the table from a seller's specific family situation for twenty five years running.

Quick real estate lesson: an ADU (accessory dwelling unit) is a legal second home on your property, think a backyard cottage or converted garage. New California laws have made these easier to build than most buyers realize, and lenders increasingly count potential ADU rental income toward what you can afford.

This family almost walked away from a house that was fine but nothing special. I pointed out the backyard had ADU potential, meaning parents could eventually move in with their own space, or it could become rental income to help cover the mortgage.
