Most buyers don't learn what 'contingent' means until they're already in a deal. Let's fix that.

It's your safety net and what keeps your deposit protected if something goes sideways. In California you get 17 days. Shortening it can make your offer more competitive and if you've reviewed the inspection report thoroughly with your agent? Go for it waive it but if you haven't done that work, don't rush it. Your earnest money is real money. Protect it.

If you're 55 or older and you've owned your Bay Area home for decades โ€” this one's for you.

Who qualifies for Prop 19? You must meet AT LEAST ONE of these three categories:

1. Homeowners 55 or older
2. Severely disabled homeowners
3. Victims of a wildfire or natural disaster

Requirements:
1. Both homes must be your primary residence
2. Both the sale and purchase (or new construction completion) of your replacement home must occur within two years.

Key things to know:
1. You can buy a more expensive home and still benefit, only the difference gets added to your tax base
2. File claim form BOE-19-B with your county assessor within 3 years of purchase
3. Available anywhere in California up to 3 times in your lifetime
